Infinity-edge pool and tropical villa exterior at family villa in Umalas, Bali
Available now
5BR Contemporary Glass Villa with Infinity Pool & Fire Pit in Umalas
Built in 2024 on 970 m² in Bumbak, Umalas, this is a villa that was designed without the usual residential compromises. The pool is infinity-edge and curved. The living area is enclosed behind a full floor-to-ceiling glass facade that keeps the garden and pool in constant visual connection with the interior. The poolside lounge is sunken, with a fire pit at its centre — a feature that is rare in Bali's residential market and that makes evening use of the outdoor space feel genuinely different from sitting beside a pool with a drink. The entrance is framed by a stone gateway leading to a garden path and a full-height timber pivot door. From arrival to the pool, every transition is considered.
The scale is genuine rather than claimed. Five bedrooms, six bathrooms, and 970 m² of garden accommodate a household of ten without compression — there is enough space here that different members of a large family can be fully present in the villa without necessarily being in the same room. The five bedrooms are individually designed: one has a four-poster bed with a terracotta accent wall; one has floor-to-ceiling glass walls with direct pool and garden views; the master has a picture window framing a garden view; another is bright with exposed ceiling beams; the fifth has a platform bed with a garden outlook. No two rooms feel the same.
The bathrooms reflect the same investment in material and detail. Six in total — double vanities with garden views, twin vanities with patterned tile, a dual rainfall shower surrounded by tropical planting, a freestanding bathtub set among plants in natural light, an open-plan bathroom with twin vanity beneath a vaulted ceiling, and a bathroom with woven wall decor. Each is a full room rather than a functional afterthought.
The kitchen has a marble island beneath a bamboo vaulted ceiling, open to the dining area with a sightline through the glass wall to the pool. A long indoor dining table with tropical planting alongside it handles family meals; a wooden dining table with rattan pendant lights provides a second dining configuration. An outdoor terrace with a daybed and garden view adds a third outdoor seating area alongside the sunken lounge and pool deck. A separate staff wing keeps household operations fully independent of the main living areas.
The villa includes pool and garden maintenance, rubbish collection, banjar fees, WiFi, and cleaning in the yearly rate. A separate for-sale listing is available at IDR 17,000,000,000 leasehold for buyers considering a longer commitment.
The Lycée Français de Bali is 5 to 7 minutes away. Canggu Community School is approximately 10 minutes. The beach and central Canggu are both 5 minutes. Seminyak is 15 minutes, and the airport 30.
Available from 12 June 2026. Monthly at IDR 180,000,000 (minimum 3 months) or yearly at IDR 2,000,000,000.

Aerial view of the villa with rice paddy adjacent, 4-bedroom villa for sale in Kaba-Kaba, Tabanan
Available now
4BR Warm Nordic Villa with 14m Pool, Kaba-Kaba
Kaba-Kaba is not a compromise. It's a decision — made deliberately, by people who have spent enough time in Canggu and Seminyak to know exactly what they're trading and why. Twenty-five minutes from the surf breaks and café strips, adjacent to working rice paddies, and close enough to Tanah Lot that the sound of the ocean isn't entirely theoretical. This is a property for someone who has identified the version of Bali they actually want to live in, rather than the one they arrived expecting.
The villa sits on 850 m² of flat, fully enclosed land in a single-storey layout — a detail that matters for families with young children, or for anyone who simply prefers a home where everything is on one level and the garden is always accessible without a staircase between you and it. The 14 × 3.5 metre private pool runs along the full length of the outdoor area, framed by flowering plants, palm trees, and the tropical garden — long enough to swim properly, positioned well enough that the open-air pavilion looks directly across it.
The architectural language is where this villa distinguishes itself most clearly. The main living pavilion is open-air, sheltered under a traditional alang-alang thatched roof, and connects directly to the pool deck without a wall or door between them. Inside the enclosed section, the living room — 100 m² of it, with a vaulted wooden ceiling and white sofas — reads more Nordic than Balinese: clean lines, natural materials, nothing unnecessary. The kitchen shares the same vaulted ceiling and is open-plan to the dining area, giving the entire common area a visual continuity that's unusually generous for a residential property at this scale. Hallways are lined with solid wooden doors; the villa entrance makes an impression without announcing itself loudly.
The four bedrooms carry the same material warmth throughout: wood headboards, wood-panelled walls, rattan wardrobe doors, sitting benches at the foot of beds. At least two bedrooms have dedicated study and workstation setups — practical for households where multiple people work remotely and prefer not to share a single workspace. The master bedroom faces directly onto the pool.
The bathrooms are a particular strength. Multiple rooms have stone soaking tubs with large windows, double vanities with backlit round mirrors, walk-in showers with stone walls, and semi-outdoor shower areas surrounded by tropical planting — the kind of bathroom configuration that makes daily routines feel considerably less routine. Each of the four bedrooms has its own ensuite.
The rent-to-buy option is worth reading carefully if there is any possibility that this becomes a purchase. The structure is straightforward: rent the villa at USD 85,000 per year, and if you decide to convert to a purchase during the lease, a portion of the rent paid credits directly toward the USD 599,000 purchase price. The credit scales with timing — USD 55,000 if you convert within the first three months, stepping down to USD 25,000 by month twelve. For someone genuinely weighing a Bali property purchase, this structure allows you to live in the villa first, assess the location and lifestyle at your own pace, and apply meaningful capital toward the transaction if you proceed. It is an uncommon arrangement in Bali's property market and one that removes a significant amount of uncertainty from the buying decision.
Tanah Lot is 15 minutes away. Pererenan and Kedungu Beach are 20 minutes. Canggu is 25 minutes. The airport is 50 minutes — further than the west coast villas, but not inaccessible. Tabanan town, with its local markets, hospitals, and services, is 20 minutes.
Yearly rental at IDR 1,500,000,000 (~USD 85,000). Fully furnished. Also available for leasehold purchase at IDR 10,700,000,000.

Three-story modern villa with private pool and jacuzzi at Luxury 3BR Villa in Pererenan, Bali
Available now
3BR Three-Storey Villa with 13m Pool, Jacuzzi & Sunset Rooftop in Pererenan
Pererenan moves at a different pace to the rest of Canggu. The surf breaks are here, the streets are quieter, and the residential character that Berawa had five years ago is still largely intact. This three-storey villa sits in that context — a west-facing property designed around natural light, indoor-outdoor flow, and the kind of daily life that involves cooking properly, eating with people, and watching the sun drop into the ocean from the rooftop at the end of the day.
The scale of the build surprises from the moment you arrive. At 492 m² across three levels on a 500 m² plot, there is considerably more interior space here than the three-bedroom count suggests. The ground floor opens directly toward the 13-metre private pool and bamboo garden through full-width sliding doors, with a pergola and daybed beside the pool providing a shaded outdoor lounge that gets use at every hour of the day. A jacuzzi sits alongside the pool.
Inside, the ground floor holds two distinct living areas rather than one combined space — a sunken lounge with rattan pendant lighting and floor-to-ceiling pool views, and a separate TV lounge decorated with Buddha statuary, giving the household natural zones for different moods and activities. The dining area is anchored by a table that seats ten — generous enough that the villa can host gatherings well beyond its six-guest sleeping capacity. The kitchen is designed to match: a concrete-topped island with timber bar stools, timber cabinetry, and an open sightline to the pool and garden that makes cooking feel less like a task and more like part of the living space.
The three bedrooms are distributed across the upper floors. The master has a king bed, a direct ensuite connection, and a bathroom with a freestanding bathtub beneath a skylight — a quiet luxury that makes the room feel considerably more considered than average. The second bedroom has balcony access; the third is accessed through a bedroom with distinctive timber slatted screen doors to the ensuite. All bathrooms have walk-in rainfall showers with timber screening. A fourth powder room serves as a guest bathroom without drawing visitors through private areas.
Practical rooms are included throughout: a dedicated laundry room, a storage room, and a workspace. The rooftop — the villa's top level and defining feature — faces west and is oriented for one purpose above all: the Pererenan sunset.
The French-inspired garden adds an unexpected and genuinely pleasant dimension. Colourful flowering plants, fruit trees, and aromatic herbs grow alongside the pool and walkways — the kind of garden that rewards daily attention and makes the outdoor spaces feel lived-in rather than staged.
Pererenan Beach is 6 minutes by bicycle. La Brisa — among the most distinctive beach clubs on this stretch of coast — is 8 minutes. Central Canggu's café and restaurant strip is a short ride. The airport is approximately one hour.
Available now for yearly rent only at IDR 880,000,000. Pool, garden, rubbish collection, banjar fee, and WiFi are included. Electricity and housekeeping are not included and are the tenant's responsibility.

Pool with sun loungers framed by lush jungle garden at villa in Umalas, Bali
Available now
4BR Mediterranean Villa with Arched Interiors & Jungle Pool in Umalas
A brand-new 4-bedroom Mediterranean-style villa for monthly rent in Umalas — 268 sqm of living space on 350 sqm of land, with a large private pool framed by a lush jungle garden, six en-suite bathrooms, and a design language built entirely around curved plaster walls, arched doorways, and woven natural materials. IDR 120 million per month, one-month minimum.
The architecture announces itself from the entrance. Arched windows, curved plaster detailing, and white render against lush tropical planting set the exterior apart from the typical Umalas villa facade — and the interior follows through without compromise. The main living area is open to the pool through full-height glass doors, with a curved sofa, a sculptural staircase rising beside it, and a Smart TV positioned against a curved plaster niche. A second lounge with a daybed and woven décor sits adjacent — giving the ground floor two genuinely separate living spaces for a household that needs them. The kitchen is enclosed and fully equipped, with timber cabinetry, trailing potted plants on the counter, and a garden-facing window that keeps the space feeling connected to the outdoors. The dining area alongside features woven pendant lights and a view through arched doorways to the pool — a sequence of spaces that flows rather than compartmentalises.
All four bedrooms are en-suite and air-conditioned, each carrying the same Mediterranean-meets-Bali aesthetic with enough variation to give each room its own identity. The first features a curved bed frame set against arched plaster detailing, woven headboard panels, and a bathroom with a freestanding tub against a raw stone arched wall. The second is finished in neutral tones with a TV niche set into curved plaster, built-in shelving, and its own outdoor shower with black fixtures against a stone wall. The third continues the palette — arched window, garden view, curved vanity with an arched mirror — with an outdoor shower in stone and terracotta that would photograph as well as any hotel. The fourth is the most minimal: white walls, arched detailing, a lamp-lit bathroom vanity with a round mirror. Every bathroom in the villa features an arched mirror; four of the six include an outdoor shower element — an unusual and practical detail in Bali's climate.
At 268 sqm across two floors on a 350 sqm plot, the footprint is efficiently designed — the pool and garden claim a generous portion of the land, which is exactly the right trade-off for a property where outdoor living is as important as what's inside. Outside, the pool is large and deeply set within a jungle garden — palms, broad-leaf tropical planting, and lush greenery on all sides, with a timber deck and sun loungers alongside the water. An outdoor garden seating area with rattan chairs sits within the garden for a quieter alternative to the pool deck. The property has a dedicated workspace and covered parking; on-site staff, cleaning, pool, garden, electricity, water, and internet are all available but billed separately from the monthly rental rate.
Approximately 5 minutes by car to both Seminyak and Canggu; 15 minutes to Berawa and Batu Belig Beach; 35 minutes to Ngurah Rai Airport. Walking distance to the Lycée Français de Bali on Jalan Umalas Kauh — a practical detail for families with children at the school.

4BR Mixed Traditional & Modern Villa with Joglo in Berawa, Canggu
A large two-storey Balinese villa set on 800 m² in a quiet residential lane in Berawa; no construction noise, no clubs, no bars on the doorstep. Just a well-established tropical garden, a private pool with sun loungers, and an outdoor bale pavilion for afternoon shade. Indigo is a 5-minute walk, Berawa Beach 8 minutes on foot.
The villa's character is unmistakably traditional. The living and dining areas sit beneath a traditional Joglo roof, with carved wooden detailing throughout — entrance doorways, bed frames, ceiling beams, staircase. Antique Balinese furnishings give the spaces a sense of place that most modern builds simply can't replicate. The kitchen is fully equipped with a central island and separate cooking range, practical for day-to-day family life.
All four bedrooms are on the upper level, each with its own en-suite bathroom and private access to a balcony or garden-facing terrace. The master has a canopy bed; others have four-poster frames in carved wood. One bedroom overlooks an internal courtyard; another opens to a frangipani-framed terrace — details that make individual rooms feel distinct rather than interchangeable. There is also a dedicated study with built-in shelving, separate from the workspace area.
For families relocating to Bali, the area is well-served by international schools. Canggu Community School is 5 minutes away. The Lycée Français de Bali, Bali's only French-accredited school, is around 10 to 15 minutes in neighbouring Umalas.
3x weekly cleaning included. 3BR Boho Villa with Pool & Jacuzzi in Berawa
Available now
3BR Boho Villa with Pool & Jacuzzi in Berawa
This is not a villa that tries to be something for everyone. It has a point of view — and it wears it confidently from the moment you walk through the door.
Set across two levels in the heart of Berawa, this three-bedroom home is built around a design language that runs consistently through every room: pink terrazzo on the pool deck, the counter stools, and the bathroom basins; cacti arranged at the base of staircases, beside wardrobes, and against the pool wall in place of the tropical planting you'd find in most comparable villas; rattan wardrobes and pendant lights in the kitchen; timber-clad walls and a mirror-clad feature wall in the master bedroom; a carved tribal mask at the staircase entrance; surfboard art on the upstairs landing. It adds up to something genuinely coherent — not a collection of boho-adjacent details, but a considered design identity from the ground floor to the rooftop terrace.
The centrepiece downstairs is the sunken lounge — charcoal sofas set lower than the main floor, facing floor-to-ceiling windows that look directly onto the cactus garden and pool. The pool itself is curved rather than rectangular, with a separate jacuzzi plunge pool alongside it and a beanbag lounge area on the pink terrazzo deck. The kitchen is open-plan with an island, rattan pendant lighting, and a pink retro coffee machine that signals immediately that someone made deliberate choices in this space. The dining area connects to the kitchen and faces the pool.
Upstairs, the three bedrooms are all configured with king beds — an arrangement that works as well for three couples as it does for a family wanting separate, private rooms. Two have timber-clad walls; the master has both a mirror-clad feature wall and a timber platform bed. Each has its own ensuite bathroom — one with a terrazzo basin and brass pendant lights, another with a pink terrazzo sink and Moroccan pendants, a third with a vessel sink. One bedroom has a desk with direct pool view. Rattan wardrobes and cactus accents continue through every room. The upper-floor walkway opens onto coral planters and palm views, and the rooftop looks out over the Berawa neighbourhood.
The bathtub, dedicated workspace, Smart TV, and fully enclosed kitchen round out the practical side. WiFi, cleaning, pool maintenance, garden upkeep, rubbish collection, and banjar fee are all included in the rent.
The location covers everything Berawa does well. Milk & Madu is 3 minutes away. Finns Beach Club is 4 minutes. Berawa Beach is a 5-minute bicycle ride. Atlas Beach Club is 6 minutes. The airport is 25 minutes by car.
Monthly from IDR 70,000,000 (minimum 3 months) or IDR 750,000,000 yearly.

4BR Tropical Joglo Villa in Umalas
There are villas in Bali, and then there are villas that feel like a different era entirely. Set on 1,000 m² in a quiet residential pocket of Tegal Cupek, Umalas, this single-storey joglo home brings genuine Javanese craftsmanship to everyday living; a soaring timber roof, carved four-poster beds, antique furniture, and open-air pavilion spaces that breathe with the garden rather than close it out.
The layout is single-storey throughout, which makes it unusually practical for families with young children. The four bedrooms are arranged as two adjacent pairs, each pair sharing a corridor, so parents and children, or two families, can be close without being on top of each other. All four bedrooms have en-suite bathrooms, two with open-air showers set against stone walls and one with a freestanding bathtub, giving each room its own character.
The heart of the villa is the joglo pavilion, a large open-air living and dining area under the traditional pitched roof, with a daybed for afternoon reading and a dining table that opens directly onto the pool and garden. It's the kind of space where daily life slows down naturally.
Outside, the garden is lush and well-kept, with 1,000 m² giving genuine room to move, a rarity at this price point in Umalas. The private pool sits at the centre, flanked by outdoor seating and a shaded lounge area.
For families relocating to Bali, the location is one of this villa's strongest assets. The Lycée Français de Bali (https://lfbali.com), Bali's only French-accredited school, running from kindergarten through Baccalaureate, is only 8 minutes away, as the school is based in Umalas itself on Jalan Umalas Kauh. Canggu Community School is also 5 minutes away, and Seminyak and Petitenget are reachable in around 10 minutes.
Cleaning and linen change are included. Fully furnished and available now.

4BR Moroccan-Style Villa with Large Garden & Skatepark in Umalas, Bali
A newly renovated 4-bedroom Moroccan-style villa for yearly rent in Umalas — sitting on 800 sqm of land with a private pool, a thatched alang-alang dining bale, and a private skate park. It's one of the more architecturally distinctive long-term rentals in the Seminyak–Canggu corridor, and that's not a small claim. Available now at IDR 500 million per year.
The design language runs consistently throughout: terracotta walls, arched doorways, and hand-laid tilework give the villa a warmth and texture that can't be replicated with paint and furniture. The ground floor flows between an enclosed living room with a Smart TV and bar counter — terracotta-tiled floors underfoot, rattan chairs throughout — and a fully open thatched bale with beanbags that looks directly onto the pool and garden. The kitchen is enclosed and fully equipped, with arched terracotta walls and a thatched roof overhead. A round timber dining table with rattan chairs sits between the two, under another thatched structure, making it genuinely difficult to choose where to spend an evening.
All four bedrooms carry the same aesthetic conviction. Four-poster beds with mosquito nets, timber ceilings, terracotta walls, and windows framing garden views across the property. One bedroom occupies a loft level with a canopy bed and checkered floor; another features a dedicated lounge area with a blue rug and terracotta walls. The bathrooms are a particular standout — one entirely tiled in deep blue with arched niches and a vessel basin, another in warm terracotta with a walk-in shower, bathtub, and woven round mirror. A dedicated workspace and a Smart TV in the living area make longer stays practical as well as beautiful.
Outside, the 800 sqm garden earns its description: a large feature tree anchors a garden courtyard with terracotta walls, a thatched bale with timber gates for shade, a pool deck with evening lighting, and a private skate park — a genuinely rare feature that makes this villa a strong fit for active households or families with older children. An aerial view confirms what the ground-level photos suggest: the thatched roofs, the pool, and the garden form a compound rather than just a villa.
Garage parking is included. Electricity and water are billed separately. Approximately 6 minutes by bike to the beach, 5 minutes to both Seminyak and Canggu. Walking distance to the Lycée Français de Bali on Jalan Umalas Kauh — a detail worth noting for French-speaking families or international school families making a longer commitment to Bali.

4BR Modern Villa with Ocean View Rooftop & Coworking Space in Cemagi
A modern 4-bedroom villa for monthly rent in Seseh — 100 metres from the beach, with a rooftop terrace framing unobstructed ocean views, a dedicated coworking space, and a private pool at the centre of a lush enclosed garden. All four bedrooms are en-suite and air-conditioned throughout. IDR 70 million per month, one-month minimum. Twice-weekly cleaning and pool maintenance included.
The layout is clean and well-considered. The ground floor anchors around an enclosed, fully air-conditioned living and dining area — glass walls on the garden side connect the interior to the pool and tropical planting without sacrificing the cool of the AC. The open-plan kitchen is fully equipped and shares the same sightline, keeping the living spaces connected whether you're cooking or not. A dining area sits between the two, light-filled and garden-facing. The dedicated coworking space is a separate room rather than a desk shoehorned into a corner — a distinction that matters for anyone working full days from home, and one of the more honest features of this property at this price point in Seseh.
All four bedrooms are en-suite and finished to a consistent modern standard. The first two feature garden-facing glass doors, timber-detailed headboards, and walk-in showers with clean stone finishes — calm, well-lit, and properly sized. A third bedroom is configured as a twin, making this villa a natural fit for a family with children or a group of flatmates who need flexible sleeping arrangements. The fourth bedroom continues the same palette — white walls, garden outlook, and an en-suite with a double vanity. Every bathroom across the four rooms is finished with vessel basins, round mirrors, and walk-in showers; consistent without being identical.
The rooftop is where this villa earns its name. An open terrace with seating looks directly over Seseh's rooftops to the Indian Ocean — the kind of view that is genuinely difficult to put a price on and that changes how you experience the property morning and evening. Sunset-facing and completely open, it is the best argument for this address over any competing villa in the corridor.
Outside at ground level, a private pool sits within an enclosed garden with mature tropical planting on all sides — a pool deck with room to use properly, rather than a narrow strip alongside the water. Covered parking is included. Electricity is to be confirmed with the owner.
Nuanu City is 2.2 km away. Pererenan's main café and restaurant strip is 1.6 km. 3BR Tropical Villa with Garden Pool & Open-Air Living in Umalas, Bali
Set on 600 sqm of land in Umalas — the quiet corridor between Seminyak and Canggu — this 3-bedroom tropical villa for yearly rent is the kind of property that tends to stop people mid-scroll. Exposed timber ceilings run the full length of the living pavilion, which opens directly onto a garden pool and lawn through floor-to-ceiling glass doors. The space is genuinely generous: rare at this price point in the Seminyak–Canggu belt.
The layout flows the way a well-designed tropical home should. The open-plan living and dining area has a stepped, split-level feel — rattan pendants overhead, a Smart TV on one end, and a dining table that looks out onto the garden on the other. The kitchen is fully enclosed and equipped with a central island, white cabinetry, and pendant lighting. An open-air dining area off the garden adds a second option for meals when the weather — which is most of the time — invites it.
All three bedrooms are en-suite and air-conditioned. The master features its own glass doors to the garden and a four-poster timber bed; the other two are finished with timber-panelled walls, round rugs, and warm lighting that feels intentional rather than generic. Bathrooms vary across the three rooms — one open-air with a pebbled garden framing the vanity, one with a stone vessel basin and rainfall shower, another with woven basket storage and niche shelving. A dedicated workspace and a walk-in wardrobe in the master add practical value for residents planning a longer stay.
Upstairs, an open-air lounge with a daybed and garden views gives the property a dimension most Umalas rentals simply don't offer — somewhere to decompress that isn't the poolside. The timber entrance gate with its traditional tiled roof sets the tone from the moment you arrive: this is a Bali villa that takes its architecture seriously.
A 5.0 guest rating, a washing machine, fast WiFi, and covered parking are all included. Approximately 8 minutes by bike to Batu Belig and Berawa Beach, 5 minutes to Seminyak and Canggu. Available now on a yearly lease at IDR 500 million.

2BR Luxury & Homey Villa in Petitenget, Seminyak
There is a short list of two-bedroom villas in Petitenget that genuinely justify the word luxury — properties where the finishes, the light, the proportions, and the location all arrive together rather than trading one off against another. This single-level villa, built in 2021 and set on 300 m² of fully enclosed grounds, is one of them.
The entrance sets the tone immediately. A marble-floored foyer with a console table and a direct sightline to the tropical garden announces, quietly but clearly, that this is a different category of home. The open-plan living and kitchen area continues in the same language: marble floors throughout, floor-to-ceiling windows framing the garden on all sides, designer furnishings in the lounge and TV area, and artisanal Balinese pieces on built-in shelving that give the space texture without cluttering it. The kitchen is fully equipped and integrated into the living flow. By day the rooms are filled with natural light; after dark, the outdoor area is illuminated and the villa takes on an entirely different mood — both are worth seeing.
The master bedroom has a king bed, marble floors, a garden and pool view, and an open wardrobe with easy ensuite access. The ensuite bathroom is finished in stone with a walk-in shower. The second bedroom has a queen bed, built-in storage, and its own well-proportioned bathroom with a rain shower. Both bedrooms are air-conditioned and fully furnished to a standard consistent with the rest of the property.
Outside, the 8 x 4 metre private pool is flanked by a sun deck with loungers and an outdoor shower, with a lush landscaped garden wrapping the full perimeter of the compound. The fully enclosed boundary ensures complete privacy — there is no overlooking from neighbouring properties.
The location is among the strongest in Seminyak for anyone who wants both lifestyle access and day-to-day quiet. Petitenget's Eat Street — the concentrated stretch of Bali's best restaurants — is walkable from the front gate. Batu Belig Beach is 600 metres away. Beach clubs, spas, and boutiques are all within a short ride. Canggu is 10 minutes, the airport 25.
Available monthly at IDR 60,000,000. Fully furnished, move-in ready.

Pool courtyard with thatched roof and lush tropical plants at villa in Canggu, Bali

3BR Boho Villa with Private Pool & Outdoor Kitchen in Kayu Tulang, Canggu
A boho 3BR villa for monthly or yearly rent on quiet Kayu Tulang in Canggu — on 282 sqm of land, all three bedrooms en-suite, with a 4 × 7 meter private pool running the length of a thatched garden courtyard, a fully equipped outdoor kitchen with a stone counter. Monthly from IDR 50 million; yearly at IDR 500 million. Trash, Banjar fees, pool and garden maintenance all included in both terms.
The layout is open and layered in the way Canggu's better boho villas tend to be. The main living and dining area features exposed rustic timber beams, glass walls on the garden side, and a dining nook with rattan chairs and patterned tile flooring — the kind of interior that photographs well but is also genuinely comfortable to live in. The outdoor kitchen extends the entertaining options into the garden with a stone counter and tropical greenery framing it on all sides. An open-air lounge with a sofa overlooks the pool directly — the natural place to land at the end of the day.
All three bedrooms are en-suite and air-conditioned, each carrying the same boho aesthetic without feeling repetitive. The first is light and minimal: white bedding, a standing mirror, timber wardrobe, and a garden-facing window. The second features rattan pendant bedside lamps, a dedicated desk nook, and a round woven mirror — a considered workspace that doesn't feel like an afterthought. The third is the most characterful: woven wall décor, a decorative ladder, a wall-mounted TV on a timber feature wall, and its own console vanity with a rattan stool. Bathrooms across the three rooms are finished consistently — walk-in showers with timber doors, black basin vanities, and plants throughout.
Outside, a timber deck runs alongside the pool with a daybed for afternoon use. A thatched roof covers the garden courtyard, and a timber walkway connects the living areas to the pool and garden — a detail that makes the outdoor flow feel deliberate rather than incidental. A storeroom and bike parking are included; the location is approximately 10 minutes by bike to Batu Bolong Beach and 6 minutes to Nirvana Fitness.
Also available for leasehold purchase at IDR 4.4 billion for buyers considering a longer-term commitment.

Rooftop terrace lounge with sofa and timber pergola at villa in Umalas, Bali

4BR Modern-Colonial Villa with Panoramic Rooftop Terrace in Umalas
A fully staffed 4-bedroom modern-colonial villa for monthly rent in Umalas — 300 sqm of living space across three storeys on 580 sqm of land, with a panoramic rooftop terrace, private pool with a timber deck and sun loungers, and daily cleaning service included in the monthly rate. Each of the four en-suite bedrooms blends warm timber joinery with contemporary finishes; the master adds an onsen-inspired indoor-outdoor bathroom that earns its description. IDR 120 million per month, one-month minimum. Pool maintenance, gardening, and daily housekeeping all included.
The ground floor is built around the pool. An open-plan living and dining area opens directly onto the water through full-height glass walls — a grey sofa, a timber TV wall, and a dining table with garden views on one side; a fully enclosed kitchen with a marble island, bar stools, and pendant lighting on the other. The second living area — a media room with a grey modular sofa — gives the property two separate spaces for a household to actually spread out, a detail that matters more than it sounds on a monthly stay. A dedicated laptop workspace sits within the ground floor layout for residents who work from home.
The staircase — framed by a large timber pivot entrance door at the facade — leads to a first-floor terrace and then up to the rooftop, where the property makes its clearest argument. Across 300 sqm on three levels, the vertical layout creates a natural separation between living, sleeping, and entertaining that single-storey villas at this price point rarely achieve. The rooftop itself offers a lounge with sofa seating, a daybed, and an outdoor dining table under an open Balinese sky — panoramic views across Umalas rooftops toward the horizon, sunset-facing, and quiet.
All four bedrooms are en-suite and air-conditioned, each with its own considered palette. The master bedroom features a canopy bed, a private garden-facing lounge, and an onsen-inspired bathroom — a freestanding tub set against an outdoor garden wall, a double stone vanity, and a blue-tiled outdoor shower with a timber door. A second bedroom continues the timber and garden aesthetic with a freestanding tub and its own garden-facing bathroom. Two further bedrooms follow the same standard: glass doors to the garden, walk-in showers, double vanities, and enough natural light to make them feel like rooms someone has lived in thoughtfully rather than furnished quickly. One bathroom is finished in full blue tile with a vessel sink — a detail that photographs well and lives better.
Outside, a stone pathway runs alongside the pool through a garden with mature tropical planting and a stone feature wall. A courtyard timber daybed sits off the main pathway, framed by greenery — a quiet corner confirmed by the photos as genuinely useable, not just decorative. Covered parking and on-site security are included. The 580 sqm land holding gives the garden a generous buffer from the street — rare in this part of Umalas and one of the reasons the property feels more private than its address suggests.
Approximately 15 minutes by car to Berawa and Petitenget beaches; 30 minutes to Ngurah Rai Airport. Walking distance to the Lycée Français de Bali on Jalan Umalas Kauh — making this one of the most practical addresses in the area for families with children enrolled at the school.

Private pool with bougainvillea-draped pergola at industrial villa in Umalas, Bali
Available now
3BR Industrial Tropical Rooftop-Terrace Villa in Umalas
The exterior gives you one story. White render walls dripping with bougainvillea — white blooms on one side, deep pink on the other — climbing vines cascading across the facade, and a cobalt-blue door at the entrance that looks like it was lifted from a side street in Montpellier or a Cycladic village in Greece. From the outside, this is a European house that somehow landed in a quiet gang in Umalas.
Then you walk in, and the story shifts completely.
Inside, the design language is industrial — polished concrete floors, exposed black ceiling beams, geometric pendant lighting, a vintage tripod lamp in the lounge, and a mezzanine staircase with concrete treads. A living green wall runs behind the stainless prep sink in the teak island kitchen. The lounge walls are hung gallery-style with original artwork. A purple accent wall anchors the daybed area. What ties it together is not a single style but a consistent conviction — every room has been curated rather than furnished, and the curation holds from the ground floor to the rooftop.
The three levels each function as a self-contained floor with its own bedroom, bathroom, and living area. The ground floor opens directly onto the curved private pool through cobalt-blue sliding doors — the pool is bordered by a grass edge and timber deck, with the bougainvillea pergola providing shade at one end. The open-plan living and dining area here has the full industrial ceiling height and direct pool views, with the teak kitchen island with gas hob accessible without leaving the social space. The master bedroom on this level has a dramatic timber feature wall, a king bed with a work desk alongside it, a full-wall teak wardrobe, and a walk-in wardrobe with built-in desk and timber cabinetry. The ensuite is clad entirely in mosaic tile, with a curved walk-in shower and a vintage framed mirror.
The second floor has its own enclosed living room with a Smart TV and sofa bed — effectively a self-contained guest suite that can absorb visiting friends or family without drawing them into the private areas of the main household. The second bedroom on this level has white walls, a balcony with garden views, surf-art on the walls, and direct bathroom access. That bathroom is clad floor-to-ceiling in hand-painted Portuguese azulejo blue tiles with a rainfall shower — one of the more memorable bathrooms in any villa at this price point in Umalas.
The third floor holds the final bedroom, decorated with a distressed French provincial armoire, original face artwork above the bed, and a balcony. Its ensuite has twin vessel basins mounted on a teal vanity unit beneath Hollywood-style mirror lighting — a bathroom that opens directly through French doors onto the rooftop terrace. The rooftop itself has planted border boxes, a bistro table with chairs, and open views across the Umalas neighbourhood — functional as a morning coffee spot, a workspace, or an evening terrace in equal measure.
Housekeeping twice a week, WiFi, and pool and garden maintenance are included. Electricity is billed separately.
Five minutes to Seminyak, ten to Canggu and the beach at Batu Belig, and close to the international schools in Umalas — including the Lycée Français de Bali, 5 to 7 minutes away. Available from 1 June 2026, monthly from IDR 50,000,000 (minimum three months) or IDR 500,000,000 yearly.

Private pool with tropical garden planting, 2-bedroom Balinese modern villa in Sanur
Available now
2BR Balinese Pool Villa in Sanur
Sanur rewards a different kind of renter. Not someone passing through, or chasing the next trending neighbourhood — but someone who has decided, deliberately, that this is where they want to be. The west side of Sanur, near rice fields, is the quieter side of a neighbourhood that already moves slowly. No tourist strip, no traffic from beach clubs. Just a well-designed home, a private pool, and the kind of daily rhythm that long-term Bali residents tend to describe as the reason they stayed.
The villa's design has a clear visual identity. Blue appears throughout as a signature — on the exterior walls framing the courtyard pool, as accent walls in both bedrooms, on the bathroom doors — giving the interiors a coherent, considered character rather than the generic tropical-neutral palette of most comparable properties. Wooden ceilings in the living area and bedrooms add warmth. The courtyard pool is enclosed on multiple sides, making it feel genuinely private rather than simply screened.
Both bedrooms are configured as master suites, each with its own ensuite bathroom. One bathroom has a freestanding bathtub; the other has a walk-in shower with blue-painted doors. One bedroom includes a study desk — a detail that matters for anyone working remotely. The open-plan living and kitchen area is enclosed, practical in a climate that alternates between heat and heavy rain, and the separate dining area sits under the wooden ceiling alongside the kitchen. An entrance hallway with a garden view creates a proper arrival sequence, rather than walking directly into the living space.
The garage accommodates one car and one motorbike — a detail that signals this is a home built for real residents, not occasional holiday use.
What makes this listing genuinely unusual in Sanur's long-term rental market is the pricing structure. The rate is tiered to reward commitment: IDR 230,000,000 per year on a 1–2 year lease, reducing to IDR 180,000,000 per year for 3–5 years, and IDR 150,000,000 per year — roughly IDR 12,500,000 per month — for a 5–10 year lease. For a private pool villa with two master bedrooms in a well-kept residential neighbourhood, the longer-term rate is difficult to match anywhere in Bali.
The local market is 5 minutes away. Sanur Beach is 10 minutes. The airport is 25 minutes.
Available from 15 May 2026. Yearly rental only.

Private pool fronting a contemporary villa with traditional roof, 4-bedroom family villa in Mertasari, Kerobokan

4BR Family Villa with Rice Field View in Mertasari, Kerobokan
Set in a quiet gated lane in Mertasari with only two other villas for neighbours, this single-storey family home offers a level of privacy that's genuinely rare in Kerobokan. No street noise, no passing foot traffic — just a manicured garden, a private pool, and rice field views from the back of the property.
The villa is single-storey throughout, which matters more than most listings acknowledge when you have young children. Everything is on one level: the pool, the garden, the bedrooms, the kitchen. The layout is open and connected — the enclosed living area looks through to the kitchen, and the covered outdoor terrace alongside the pool creates a natural extension of the dining space that works in rain or shine.
Inside, the interiors strike a balance between warmth and practicality. The living room is furnished with natural materials — a wooden hutch, woven textures, and a large world map canvas that quietly acknowledges what kind of family tends to end up here. The kitchen is fully equipped with a central island. The dedicated workspace is separate from the main living flow. Bedrooms have built-in wooden cabinetry; the master bathroom has a freestanding bathtub. And one bedroom is fitted with loft beds — thoughtfully arranged for children rather than retrofitted as an afterthought.
Outside, the pool deck has both sun loungers and a hanging chair, with the covered terrace providing a shaded dining and lounging area that makes outdoor living comfortable year-round. The rice field view at the back of the property is a reminder that this is still, just barely, an edge of Kerobokan where green space hasn't been entirely built over.
For expat families — particularly those arriving from France or francophone countries — the location is among the most practical on the island. The Lycée Français de Bali is 6 minutes away, making this one of the closest long-term rental options to the school in WBV's portfolio. Petitenget Beach is 7 minutes via Potato Head, Sunset Road is 3 minutes, and the airport 25 minutes.
Available yearly. WiFi, pool cleaning, garden maintenance, and villa cleaning three times a week are all included.

Pool at twilight with lit pavilions and central sun-deck at villa in Seminyak, Bali
Available now
3BR Grand Pavilion Villa in Seminyak
Discover this stunning 3-bedroom villa, nestled in one of Seminyak’s most exclusive residential enclaves, coupled with it’s unique and peaceful Asian zen design – which shows from the moment you walk through the foyer into the view of the living space, overlooking the grand swimming pool.
Set on 500 m² in a secluded private road in Seminyak with 24-hour on-site security, the villa is built around a resort-quality 12.9 x 5 metre pool that functions as the centrepiece of the entire compound. A raised sun-deck platform sits alongside the water with six loungers, frangipani trees on either side, and rattan umbrellas for shade. Three separate photographs on this listing were taken at dusk and evening — because this is a pool that genuinely rewards being looked at after dark, when the pavilion lighting reflects off the water and the compound takes on a quality that is difficult to describe accurately and easy to understand in person.
The architectural approach is open-air pavilion rather than enclosed villa. The main living area is a full open-air pavilion with a long sectional sofa and a lava stone feature wall — it breathes with the garden rather than sealing itself off from it. The kitchen has a concrete island, a lava stone wall, and a gold Buddha statue that anchors the space. Alongside it, a separate outdoor kitchen with a concrete L-shaped bar and its own lava stone wall makes the villa genuinely equipped for cooking and entertaining at the same time — two kitchen spaces, two outdoor dining areas, one of which is set beneath a rattan pendant light alongside a carved deity statue. The design vocabulary throughout is Asian-Zen in structure and Balinese in detail: restrained geometry offset by carved timber, natural stone, and spiritual iconography that has been placed with intention rather than decoration.
The three bedrooms each have their own character. Two are anchored by antique carved-door headboards — Balinese antique furniture repurposed as the room's central statement — with orange batik accents in one and a graphic feature wall in the other. The third has an olive accent wall hung with Balinese textile art and framed photographs. The master opens directly onto the pool through sliding glass doors and has Buddha artworks on the wall facing the bed. All three are ensuite, plus a fourth guest bathroom for visitors. The bathrooms are notable: one has twin petrified-wood vessel basins set on a concrete counter — a natural material that is both visually striking and genuinely rare in residential use — alongside a walk-in wardrobe. Another has a travertine vessel basin with timber blinds. The outdoor shower is set against a river stone wall with a carved deity statue, maintaining the compound's spiritual register even in the most utilitarian space.
The villa has a separate staff entrance, private parking, and a dedicated workspace. Seminyak centre is a short walk. Sunset Road is one minute by car, giving straightforward access to the rest of the island. Seminyak Beach is ten minutes.
Available from 1 June 2026. Monthly rental at IDR 75,000,000 in June, rising to IDR 80,000,000 in July and August for the high season.

4BR Modern Villa with Rice Field Views & Bamboo Pergola in Canggu
A modern 4-bedroom villa for yearly rent on 650 sqm in Kayu Tulang, Canggu — with direct rice paddy views from the pool, a bamboo-pergola outdoor dining area set in the garden, and four en-suite bedrooms each finished with black four-poster beds and dedicated workspaces. Available at IDR 650 million per year. Three minutes to Batu Bolong Beach; five minutes to FINNS.
The layout is single-storey and generous, anchored by an enclosed living area with a high white ceiling, a large sofa, rattan chair, round rug, and a Smart TV — the kind of room that feels comfortable on a Tuesday evening as much as a weekend with guests. Full-height glass doors open directly onto the pool deck, connecting indoor and outdoor seamlessly. The dining area inside features a round table with black chairs and woven pendant lights; outside, the bamboo pergola with a timber dining table sits between the pool and the garden, with rice paddy views framing the outlook beyond.
The kitchen is fully enclosed and equipped — clean cabinetry, functional counter space, and a layout that actually works for households that cook. Covered parking and security are included.
All four bedrooms are en-suite and air-conditioned, each consistent in quality and character. Black four-poster beds are the common thread — grounded, unfussy, and sharp against the white walls. Each room has its own open wardrobe and a dedicated workspace with a desk and chair, making this a strong long-term fit for families or households where more than one person works from home. Bathrooms are finished uniformly across all four rooms: round mirrors, vessel basin vanities, and walk-in showers with timber-framed glass doors — considered without being overdone.
The outdoor spaces are where this property earns its asking price. A pool with sun loungers and a lawn on one side, timber decking and direct glass-door access to the living area on the other. The bamboo pergola outdoor dining structure is covered and shaded — useable through the heat of the day, not just at dusk. And the rice paddy view beyond the garden is open, green, and unlikely to change; Kayu Tulang's position within inner Canggu means the surrounding fields have lasted this long for a reason.

2BR Boho-Mediterranean Villa with Courtyard Pool in Canggu
A boho-Mediterranean 2-bedroom villa for monthly rent in Canggu, Bali — on 150 sqm of land, with a private courtyard pool wrapped in white arched walls under a terracotta roof, a timber daybed alongside the water, and two en-suite bedrooms finished in woven décor and warm timber. Monthly from IDR 30 million, with fast WiFi, air conditioning, and free private parking all included.
The architecture does most of the talking. A two-storey white facade with arched windows and a terracotta roof frame the pool courtyard on arrival — the kind of exterior that reads immediately as considered rather than generic. Inside, the open-plan living area follows the same language: rattan chairs, a round rug, woven sun wall décor, and a Smart TV tucked against a white wall. The kitchen is timber-cabineted with a natural stone backsplash and a direct sightline to the pool — practical and good-looking in the way this style tends to be when it's done properly. A dining nook with a round table sits beside the staircase, with a potted plant and clean white walls keeping the space from feeling crowded.
Both bedrooms are en-suite and air-conditioned, each with their own quiet character. The first features woven wall décor, garden-facing glass doors, a timber bed with white linens, and a rattan pendant lamp — calm and considered. The second is finished similarly: a woven fan mirror above the bed, garden windows, and white bedding. Both have dedicated workspaces, making this a genuinely strong option for a couple or solo remote worker who wants somewhere with personality without sacrificing the basics. A laptop-friendly setup is already in place.
The bathrooms are the standout feature of the property. Both are finished in natural stone — one with a freestanding tub set against a raw stone wall and a walk-in shower behind a timber door; the other with a timber vanity, a potted plant, and the same stone finish throughout. In the 2-bedroom monthly rental market in Canggu, stone bathrooms at this price point are not the norm.
Located on Jalan Bale Village — approximately 10 minutes by bike to Seminyak's main strip, 12 minutes to Berawa Beach, and 15 minutes to Batu Bolong. Around 35 minutes to the airport by car. A quiet residential address with easy access to both the Seminyak and Canggu corridors.

3BR Modern Townhouse with Private Pool & Rooftop Views in Denpasar, Bali
A modern 3-bedroom townhouse for yearly rent in Denpasar, available now at IDR 300 million — one of the most competitive price points in the Bali long-term rental market for a fully furnished, pool-equipped property that sleeps six. It sits within a small, well-maintained cluster of townhouses and is move-in ready from 11 June 2026.
The ground floor sets the tone: a glass-walled lap pool courtyard framed by a stone feature wall greets you at the entrance, with the living and dining area directly behind it, opening to the pool through full-height glass doors. The interiors are more considered than the typical Denpasar rental — a green feature wall anchors the living area, an arched niche backs the kitchen, and a staircase with an arched mirror gives the space genuine personality. The kitchen itself is fully equipped with a central island, bar stools, and distinctive green cabinetry with timber counters.
All three bedrooms are en-suite and air-conditioned, each with its own colour palette and character. One features a blue feature wall with a balcony that opens to open green fields — a view that's increasingly uncommon this close to central Denpasar. Another is finished in green with pink accent cushions and pendant lighting. Each bathroom has a walk-in shower; one is tiled in blue throughout. A dedicated workspace and Smart TV in the living area make this genuinely well-suited to remote workers or families settling in for the long term.
The top floor opens onto a rooftop balcony with an unobstructed view over rice fields and open greenery — the kind of outlook that changes how you experience a home and that photos consistently undersell.
IPL, WiFi, and pool and landscaping maintenance are all included in the yearly lease. Electricity and housekeeping are separate. Approximately 15 minutes by bike to Seminyak and Petitenget Beach; 30 minutes to the airport. A 4.9 guest rating from past stays.

Private pool with dark stone surround and banana plants at villa in Canggu, Bali
Available now
2BR Rooftop-Gazebo Villa in Canggu
The details here announce themselves quietly, one by one. The entry hall has a carved sandstone sink before you've even reached the living room. The pool is surrounded by dark volcanic stone with banana plants and dense tropical planting along one wall, sheltered by a glass skylight panel overhead that lets natural light filter through while keeping the deck dry — a combination that gives the outdoor space an almost spa-like quality that's unusual for a two-bedroom villa at this price. The master bedroom opens directly onto the pool through sliding doors. The second bedroom has a work desk positioned with pool view. One bathroom is finished in clean beige tiling with a walk-in shower; another has a navy vanity unit with a vessel basin — a bold design choice that works. The bedroom above has a timber ceiling.
Each of these is a small decision. Together they make a home that feels considered rather than generic, which matters considerably when you're committing to a year in the same place.
The rooftop is where the villa makes its most distinctive statement. A full traditional Balinese pendopo — hand-carved timber pillars, ornate roofline, woven bamboo ceiling, and a decorative stone mosaic floor — sits at the centre of an open sunset-facing terrace with views across the Canggu neighbourhood. It seats two comfortably for dinner and works equally well as a morning coffee spot or a reading perch in the late afternoon. Finding a structure like this on a two-bedroom rental in Canggu at this price point is genuinely uncommon.
The rest of the layout is practical and complete: an enclosed living room with Smart TV and air-conditioning, a fully equipped open kitchen with dining set facing the pool, three bathrooms including a ground-floor powder room for guests, a built-in wardrobe in the second bedroom, 200 Mbps WiFi, a water dispenser, and a private carport. Cleaning twice a week and pool maintenance once a week are included in the yearly rate.
The location is a quiet residential pocket of Canggu — no construction nearby, according to the owner. Nanu Coffee & Eatery is 4 minutes away. A supermarket is 5 minutes. Garba Med Hospital is 9 minutes, and ProEducation international school is 12 minutes.
Available from 8 June 2026. A well-presented one-bedroom apartment in one of Canggu's most walkable pockets — fully furnished, move-in ready, and available from 2 June 2026. Whether you're settling in for a few months, relocating full-time, or looking for a hands-off leasehold investment with rental income from day one, this unit covers all three.
The apartment is designed for comfortable independent living. The bedroom opens onto a private balcony with seating. The open-plan living, kitchen, and dining area is finished cleanly with a sofa, Smart TV, and pendant lighting over the dining table. The kitchen is genuinely well-equipped: fridge, coffee machine, ice maker, rice cooker, blender, electric pot, water dispenser (hot and cold), and full cooking equipment — not the stripped-back kitchenette typical of furnished rentals at this price point.
The bathroom has a walk-in shower with a large mirror and full vanity. Both ceiling fan and air conditioning are in the bedroom.
The building adds meaningful value to the unit itself. There's a shared pool with sun loungers and a proper deck, a rooftop dining area with open views, a dedicated co-working space for days when a café won't do, and a staffed reception with security throughout. Cleaning twice a week, pool access, and co-working space are included in the monthly rent.
Location is Canggu's main draw and this address makes the most of it. Cafés, restaurants, surf shops, and grocery stores are all within walking distance. Kayu Putih Beach is minutes away on foot. Berawa and Seminyak are a short ride. It remains one of the most in-demand areas in Bali for expats and remote workers — and the rental demand that comes with that makes it equally relevant as an investment.
Available monthly from IDR 17,000,000 or yearly at IDR 170,000,000 paid upfront. Also available for purchase as a 25-year leasehold at USD 130,000.

Open-air terrace with sofa overlooking rice fields at villa in Seseh, Bali
From 25 Jul 2026
2BR Boho Villa with Rice Paddy Views, Rooftop Terrace & Plunge Pool Near Seseh Beach, Bali
A boho 2-bedroom villa for monthly rent in Seseh — 270 metres from the beach, with open rice paddy views from a rooftop terrace, a private plunge pool framed by bougainvillea and lush tropical plants, and signature blue-and-white mandala tilework that runs throughout the property. Monthly from IDR 60 million, with twice-weekly cleaning, weekly linen changes, a gardener, pool maintenance, WiFi, and garbage collection all included. Available from 25 July 2026.
The arrival experience sets the tone immediately. A bamboo-roofed outdoor terrace with a sofa and patterned tile floor opens directly onto rice field views — the kind of outlook that makes you stop before you've even seen the rest of the property. The living area beyond is enclosed and air-conditioned, with a timber ceiling, a white sofa, and a stone feature wall anchoring the Smart TV. The kitchen is open-plan with the living room, featuring a central island, bar stools, and woven wall décor that keeps the boho aesthetic consistent without becoming repetitive. A separate outdoor dining area under a bamboo roof with a round table and rattan chairs gives the property two completely different ways to start a morning.
Both bedrooms are en-suite and air-conditioned, each with its own distinct character. The first is calm and light — glass doors that open directly to the garden, a round mirror, white bedding, and a timber ceiling overhead. The second is the more dramatic of the two: a patterned tile feature wall in the boho-Moroccan style, a bathtub positioned beside a garden-facing window, and a double vessel basin bathroom with the same mandala tilework carried through to the floor. Every bathroom in this property has been finished with intention — terrazzo vanities, round mirrors, vessel basins, outdoor showers against natural stone and patterned tile walls, and trailing plants at every turn.
The outdoor spaces reward the most time. The plunge pool is enclosed by white walls, terracotta accents, bougainvillea, and lush greenery — striped daybeds alongside it, a bamboo-roofed dining structure with pool views on one side. The rooftop terrace sits above all of it: a sofa under a bamboo canopy with unobstructed rice paddy views in one direction and the garden below in the other. In the Seseh monthly rental market, this combination — beach proximity, paddy views, rooftop, plunge pool, and design-forward interiors at IDR 60 million per month — is genuinely difficult to match.
Seseh Beach is a 9 minute walk; Munggu Beach approximately 13 minutes on foot. Old Man's and the main Pererenan café strip are 2.2 km away. Airport transfer is around 70 minutes by car.

Pool with floating daybed framed by lush jungle garden at villa in Berawa, Bali
From 15 Jul 2026
3BR Tropical Villa with Jungle Garden Pool in Berawa, Canggu
Tucked at the quiet end of a gang in Berawa, this 3-bedroom tropical villa for yearly rent is wrapped in one of the lusher jungle gardens you'll find in the Canggu area — a 4×8 metre private pool with a floating daybed at its centre, stepping stones through climbing greenery, and a thatched outdoor bale that makes the garden genuinely useable through all hours of the day. Available from 15 July 2026 at IDR 650 million per year, with WiFi, Banjar fees, pool and garden maintenance all included.
The interiors carry the same considered quality. The living area is double-height with an open ceiling, arched doorways, and full-height glass doors that dissolve the boundary between indoors and garden. A Smart TV lounge sits at one end; an open dining area at the other. The kitchen is fully enclosed and equipped with an island, arched bar stools, and pendant lighting — practical and good-looking in equal measure. A separate outdoor shower framed by climbing plants adds another layer to the outdoor experience that photos alone don't quite capture.
All three bedrooms are en-suite and air-conditioned, each with its own quiet personality. The master features a freestanding bathtub in a green-striped bathroom with terrazzo flooring and a vessel sink — a combination that would look at home in a design hotel. A second bedroom is finished in neutral tones with garden-facing windows and a full private bathroom. The third is the most characterful: green striped walls, trailing plants, and an arched doorway leading into a dressing area — finished with a green vanity, walk-in shower, and the same freestanding tub configuration. Every bathroom in this villa has been designed rather than just furnished.
Outside, the garden rewards time spent in it: a courtyard framed by climbing plants, stepping stones alongside the pool, and a thatched bale for shade. Covered parking and a separate laundry with a washing machine are included. Fully furnished and move-in ready, five minutes from Berawa Beach, FINNS Beach Club, and Atlas — and quieter than most of what sits between them.

monthly villa rental Umalas — 12m natural-stone pool framed by mature tropical garden in Tegal Cupek
From 1 Jul 2026
3BR Designer Villa with Office in Tegal Cupek, Umalas
Some villas are built to be rented. This one was designed to be lived in — and the distinction shows in every room.
Architect-designed and set on a quiet dead-end street in Tegal Cupek, this 600 m² property is one of the more considered residences in Umalas — a neighbourhood that rewards the kind of tenant who has outgrown the standard expat checklist and is looking instead for somewhere with genuine aesthetic character. The 12-metre pool is lined in natural stone rather than standard tile. The garden is mature, with established tropical planting and a shaded walkway connecting the main villa to the separate guesthouse. An open pavilion sits beside the pool. The entry corridor is hung with Asian art. The master bedroom has a hand-painted palm mural on the feature wall.
The interior aesthetic runs consistently through wabi-sabi principles — a Japanese-rooted design philosophy built on imperfect beauty, natural textures, and the deliberate use of raw materials. Stone walls in the bedroom, pendant lights hanging at considered heights, linen and timber used where another villa might reach for marble and chrome. It is not a neutral space. It has a point of view, and for the right tenant, that point of view is precisely the point.
The three bedrooms are each distinct. The master suite has a double vanity, a walk-in wardrobe, a separate outdoor bathroom entrance, and a rainfall shower. The second bedroom has direct access to the pool. The third is a guest room with its own ensuite. Beyond the three main bedrooms, a separate guesthouse provides an additional sleeping area — functioning as a private suite for long-stay guests, a study retreat, or accommodation for a live-in assistant, depending on the household's needs. A guest powder room is available for daytime visitors without drawing them through the private areas of the home.
The dedicated home office deserves its own mention. This is not a desk tucked into a bedroom corner — it is a separate room with a garden view and a proper monitor setup, built for full working days. For a household with one or two people working remotely, it resolves the usual friction of Bali villa living where workspace and living space compete for the same square metres.
What separates this listing from most residential rentals in Umalas is the level of service built into the monthly rate. Daily housekeeping runs four hours a day, six days a week — closer to a hotel turndown service than a weekly clean. Pool maintenance is done twice a week. Garden upkeep is included. A 24/7 on-site host handles anything that requires attention. 300 Mbps fibre WiFi and enclosed parking for two cars are included. In practical terms, the overhead of running a household is almost entirely removed.
The Lycée Français de Bali is approximately 5 to 7 minutes away on Jalan Umalas Kauh. Canggu Community School is around 10 minutes. Pepito supermarket is 5 minutes. Berawa and Batu Belig beaches are 10 minutes by car. Seminyak is 15 minutes, and the airport 30.
Availability and pricing: The villa is available monthly from 1 July 2026, with a closing date of 15 January 2027 — a window of six and a half months. The rate is IDR 79,000,000 per month for a 3-month commitment, reducing to IDR 71,000,000 per month for stays of 5 months or longer. Minimum stay is 3 months. Electricity is billed at cost with an IDR 5,000,000 monthly advance; a refundable one-month security deposit is required at move-in.

View of the villa from the garden side with mature planting, 3-bedroom colonial villa in Umalas
From 1 Jul 2026
3BR Colonial Villa with Home Office & Staff Quarters in Umalas
This is not a typical Bali villa. Built in a colonial architectural style across two levels, it stands out immediately; a white rendered facade, multi-paned French doors, arched windows drawing light into every room, and a black-and-white checkered floor that runs through the bathrooms like a nod to another era. The pool sits in a courtyard framed by the villa's wings on three sides, giving it an enclosed, almost European quality that's rare in this neighbourhood.
Inside, the 297 m² of built space across two levels is thoughtfully arranged. Three bedrooms, four bathrooms, an open-plan living and dining area with French sliding doors to the garden, and a fully equipped kitchen with island. One of the more unusual details: the master bedroom connects directly to the second bedroom through a six-metre walk-through wardrobe, a seamless arrangement for parents with a young child in the adjoining room, or for couples who share a dressing space.
The fourth bedroom has been converted into a dedicated home office, fully set up for remote work. External staff quarters are separate from the main villa, which is a meaningful practical consideration for families who employ household help. There is also an undercover garage, which is often harder to find than it sounds in Umalas.
Outside, the manicured garden includes a shaded outdoor dining area and a pool patio — compact but well-designed, with the courtyard layout making it feel more private than the land size might suggest.
For families making the move to Bali, Umalas is genuinely one of the best-positioned areas. The Lycée Français de Bali, Bali's only French-accredited school, is 5 to 7 minutes away on Jalan Umalas Kauh. Canggu Community School is 5 minutes in the other direction. Seminyak and Petitenget are around 10 minutes, and the airport 30 minutes.
Pricing on request.

Private pool and open-plan living area at Asteria Luxury Spa Villa for sale in Seminyak, Bali
From 1 Sep 2026
1BR Luxury Spa Pool Villa in Seminyak
There's a particular kind of tenant this villa suits: someone who wants to live in Bali for a month or two and refuses to compromise on quality. At a long-term rate of IDR 50,000,000 per month, this is a villa that ordinarily rents at around IDR 3,000,000 per night — making a monthly commitment not just comfortable, but genuinely exceptional value for what you get.
The villa spans 180 sqm within a secure gated complex in the heart of Seminyak, 900 metres from the beach. It is, in every meaningful sense, a one-bedroom spa retreat — designed and equipped to a standard that most hotels in the area can't match.
The outdoor space is built for seclusion. A private pool surrounded by tropical greenery, a waterfall feature behind the sun deck sofa set, a shaded gazebo daybed for afternoons in the shade, and a private outdoor shower tucked into the garden. The living room opens entirely through sliding glass doors — fitted with mosquito screens — so you can merge the indoor and outdoor at will or close everything off into a cool, air-conditioned sanctuary when the afternoon heat sets in. A 60-inch Smart TV, Harman Kardon premium speaker system, and a vaulted ceiling complete a living space that's equally suited to a quiet evening in or entertaining.
The bedroom is built around the concept of recovery. A Super King canopy bed with wood and marble accents, a premium electric massage chair, and a dedicated Smart TV. The ensuite takes it further: deep soaking tub, walk-in rain shower, and a smart toilet with bidet. A professional in-villa massage table is built into the bathroom suite — a Disini Spa therapist can come directly to you, no travel required. For families or couples travelling with a child, a sliding single bed is available in the bedroom and a baby crib can be arranged.
The kitchen is fully equipped for daily living: Nespresso, convection oven with air fryer, rice cooker, ice maker, microwave, and a full set of cookware and tableware. Room service runs from 7am to 10pm for days when cooking isn't the priority. The dedicated workstation has a dual-monitor setup and connects to 256 Mbps fibre-optic Wi-Fi — fast enough for video calls, large file transfers, and everything in between.
Two electric bikes are included for the duration of your stay. Seminyak Beach is 900 metres away — a 4-minute ride. Seminyak Square is 400 metres. KU DE TA and La Plancha are both under 15 minutes on foot.

5BR Tropical Pool & Garden Villa in Umalas
From 1 Aug 2026
5BR Tropical Pool & Garden Villa in Umalas
Five bedrooms, five bathrooms, 440 m² of tropical grounds, and a private pool in the heart of Umalas — this is the kind of property that works best when it's full. It's built for a large family that needs everyone to have their own space, or for two families who want to share a home without sharing walls. At IDR 60,000,000 per month, it breaks down to roughly IDR 12,000,000 per bedroom — a figure that's hard to match for a private pool villa at this scale anywhere between Seminyak and Canggu.
The villa is designed around generous proportions. High ceilings run through the main living areas, giving the interior an airy, unhurried quality that smaller footprints simply can't replicate. The living and dining spaces are open plan and connect naturally to the outdoor area, with multiple small garden pockets distributed across the property rather than one consolidated lawn — a layout that creates natural breakout zones for different members of a large household. The kitchen is fully enclosed and well-equipped, separate from the living and dining flow. A dedicated workspace and a co-working space both feature in the amenity list, which matters considerably when multiple adults in the same household are working remotely and need to be in calls simultaneously without disturbing each other.
All five bedrooms are en-suite, which removes the usual friction point of large households managing shared bathroom schedules. One or more bathrooms include a bathtub. Security is on-site. The property is fully furnished and move-in ready.
For families — particularly those arriving from Europe or francophone countries — the location in Umalas is one of the strongest in Bali. The Lycée Français de Bali, Bali's only French-accredited school from preschool through to the Baccalaureate, is 5 to 7 minutes away on Jalan Umalas Kauh. Canggu Community School is similarly close. Seminyak is 5 minutes by car, Canggu 10 minutes, and the beach 7 minutes by bicycle. The airport is 30 minutes — manageable for the school-run airport dash at the start and end of term.
The villa is also listed for sale at IDR 8,000,000,000 on a 25-year leasehold. Families considering a longer commitment to Bali may find that renting first — with the option to purchase — is a sensible way to settle in before committing to a transaction.
Available from 14 July 2026. Monthly billing with a minimum 12-month commitment, or yearly upfront at IDR 600,000,000. Housekeeping, pool and garden maintenance are included monthly; electricity, water, and personal laundry are not.

Exterior overview of a four-bedroom freehold family villa with large pool in Bumbak, Umalas, Bali
From 1 Jul 2026
4BR Family Villa with Large Pool, Office & Parking for 2 Cars in Bumbak, Umalas
A substantial 4BR family villa for yearly rent in Bumbak, Umalas — on 400 sqm of freehold land, with a large private pool, a fully enclosed living area, a dedicated office, a helper room with private toilet, and covered indoor parking for two cars and bikes. Available from 1 July 2026 at IDR 550 million per year, with trash collection, Banjar fees, pool and garden upkeep, and WiFi all included.
The layout is built around practicality without sacrificing the feel of the space. The enclosed living room is generous and air-conditioned, with a Smart TV and enough room for a family to use comfortably day-to-day — not just in the evenings. The kitchen is large by Umalas villa standards, fully equipped and enclosed, and flows into a separate dining area. Outside, the pool is the centrepiece: a large private pool visible from both the living area and the upper floor, striking at night with its lighting against the villa's clean exterior facade.
All four bedrooms are en-suite and air-conditioned. The primary suite is finished with a timber bed frame, warm accent walls, and a full private bathroom; the second bedroom follows a similar palette with softer lighting. Two additional bedrooms complete the layout — the villa sleeps eight comfortably. A dedicated workspace sits separately from the bedrooms, making this one of the more genuinely remote-work-friendly long-term rentals in Umalas. The helper room with its own private toilet is a practical detail that families with domestic staff will recognise immediately as important.
The location is the other argument for this property. Bumbak sits at the quiet centre of Umalas — walkable or a short drive to Satoshi, 7am, CCS, ProEd, and the Lycée Français de Bali, with Berawa, Kerobokan, and Seminyak all under five minutes. For families settling in Bali for the long term, it's one of the most convenient addresses on the island: close to everything, without the noise of Canggu's main drag.
Also available for freehold purchase at IDR 8.8 billion for buyers considering the long-term option.

A two-storey 3-bedroom family villa in Berawa available for monthly or yearly rent — with a private pool courtyard framed by natural stone feature walls, a rooftop terrace, and a sun deck built around a frangipani tree. It's the kind of detail that doesn't show up in a spec sheet but makes you feel the place the moment you arrive.
All three bedrooms are en-suite and fully air-conditioned. The master comes with a freestanding bathtub and double vanity; the others are finished with four-poster and canopy beds, woven wall décor, and warm lighting — thoughtful touches that set this apart from a standard furnished rental. A fourth room serves as a maid's room, practical for families or households with domestic help.
The ground floor is designed for daily life: an open-plan living and dining area leads directly to the pool courtyard through glass doors, with rattan furniture and stone walls giving the space texture without clutter. The kitchen is fully equipped, with a central island, bar stools, and pendant lighting — genuinely functional, not just photogenic. A Smart TV, fast WiFi, washing machine, and covered parking complete the picture.
Upstairs, the rooftop adds a dimension that most Berawa rentals simply don't have: an outdoor dining table that seats a crowd, string lights overhead, and open sky. It works as a breakfast spot, a sundowner terrace, or an evening dining setup that guests — and residents — tend to use constantly.
Available now, five minutes from Berawa Beach, FINNS, and Atlas. Two-bedroom Balinese villa on the west side of Sanur
From 1 Nov 2026
2BR Balinese Villa in West Side of Sanur
Set within a small, gated villa complex on the quiet west side of Sanur, this two-bedroom home offers something that standalone villas in the area rarely provide at this price point: the combination of a private pool and the security and community that comes with a well-maintained residential compound. The complex is small by design — fewer neighbours, quieter surroundings, and a sense of order that families and long-term residents tend to appreciate quickly.
The villa itself is fully enclosed, with two bedrooms, two bathrooms, an enclosed living area, a full kitchen, and a private pool. A bathtub is included alongside the standard bathroom configuration — a detail worth noting at this price range. The layout is practical and comfortable for a couple or small family settling in for a year or more. Air conditioning, Smart TV, WiFi, and a fully equipped kitchen mean the villa is genuinely move-in ready rather than requiring the usual round of sourcing furniture and appliances on arrival.
The surrounding area handles daily life with minimal friction. A local market is two minutes away. Mertasari Beach and Semawang Beach — both part of Sanur's calm, reef-protected coastline — are five minutes by bicycle. Tennis courts, padel courts, a gym, grocery stores, salons, and schools are all within easy reach, making this one of the more practical addresses in Sanur for residents who want an active daily routine without getting in a car for every errand.
At IDR 347,000,000 per year — approximately IDR 29,000,000 per month — this represents solid value for a private pool villa within a secure compound in one of Bali's most established long-term expat neighbourhoods. No pets and no sublease. Available from 1 November 2026. Yearly rental only.

Open-plan living room with 4.5 m ceiling and concrete finishes, 2-bedroom villa in Canggu
From 14 Feb 2027
2BR High-Ceiling Comfy House in Canggu
Most villas in Canggu at IDR 23,000,000 per month are competing on the same checklist: pool, garden, open-plan living. This one makes a different argument. No pool — but a set of architectural decisions that make a compact 127 m² feel considerably larger and more considered than the numbers suggest.
The dominant feature is the ceiling: 4.5 metres throughout the main living area, running from the entrance hallway all the way through to the dining space. It gives the interior a loft-like quality that's genuinely unusual for a residential villa in this price range in Canggu. The concrete and microcement finishes are consistent throughout — feature walls in both the living area and the master bedroom, a concrete-topped kitchen island, a black kitchen fitted with full appliances — and the material language coheres in a way that feels deliberate rather than assembled. A sliding barn door separates the hallway from the living space. The sunken lounge sits lower than the main floor level, creating a defined, intimate seating area within the open-plan layout without using walls to do it.
The kitchen has a breakfast bar alongside the central island, a full appliance set, and open sightlines to the dining area beneath the high ceiling. Both bedrooms are well-sized for the footprint: the master has a walk-in wardrobe, a full-length mirror, and a concrete feature wall; the second bedroom is bright and clean. Both bathrooms have glass-enclosed walk-in showers.
Outside, a tropical garden wraps the exterior — a green contrast to the raw interior finishes — with parking on-site and a modern entrance door that sets the tone before you step inside.
The neighbourhood covers the practical side. Canggu's cafés and restaurants are 5 minutes away. The beach is 10 minutes. Co-working spaces are nearby. The airport is 45 minutes.
Available monthly from IDR 23,000,000, minimum one month, move-in from 15 June 2026. A lease-takeover option is also available — the remaining 8.5 months of the current lease at IDR 155,000,000 paid upfront. Note that WiFi, cleaning, electricity, trash collection, and banjar fee are not included in the rent and are the tenant's responsibility.

Available monthly from IDR 73 million (3-month minimum) or yearly at IDR 750 million, with 24/7 security, high-speed WiFi, pool maintenance, gardening, pest control, and twice-weekly cleaning and linen service all included in both terms.
The pool is the heart of the property: 11 metres long, framed by sun loungers, a lush tropical garden, and mature palms — with the living pavilion opening directly onto it through full-height glass doors. Inside, the layout is open and light-filled, anchored by a high pitched ceiling, woven globe pendant lights, and a sectional sofa that makes the space feel generous without being oversized. The kitchen is fully enclosed with an island and bar stools; a garden BBQ area extends the entertaining options outside.
All four bedrooms are en-suite. The two master suites each feature walk-in closets, pitched timber ceilings, and their own character — one with an orange headboard and vanity desk, another with a rounded yellow headboard and double vanity bathroom finished in black. The remaining two bedrooms are quieter in palette: white beds, garden-facing glass doors, vessel basins, and wall TVs. Every bathroom in the villa has been renovated to a consistent standard.
The standout feature for families is the dedicated kids' bunk room — a separate space with bunk beds and a beanbag, designed for exactly the kind of household that needs both adult comfort and somewhere for children to disappear to. A garden pathway with stepping stones, a washing machine, and covered parking complete the picture.
Approximately 8 minutes by bike to the beach and 5 minutes to Cafe del Mar. Walking distance to Umalas cafés and international schools — including the Lycée Français de Bali on Jalan Umalas Kauh, making this one of the most practical addresses in Bali for French-speaking families.

Upstairs, four bedrooms each have en-suite bathrooms and private outdoor access — terrace, balcony, or garden patio depending on the room.
What sets this villa apart from most long-term rentals in the area is what's included: a cooking specialist for two hours a day, six days a week, preparing lunch or dinner. For a family settling into a new country, having daily cooking assistance built into the rent — alongside 6x weekly cleaning — removes a meaningful amount of daily overhead.
The villa is available on July 1st 2026 for yearly rent. The timing aligns naturally with the mid-year start of the international school calendar. Both Canggu Community School and the Lycée Français de Bali are approximately 15 minutes away. Berawa Beach is a 10-minute walk, and the airport 35 minutes by car.

Renting long-term in Bali — the essentials

About long-term villa rentals in Bali

Looking to rent a villa in Bali long-term? Every villa here is curated by our local team — we’ve seen the property, met the owner, and know what each place is really like to live in. No portal noise, no listings we can’t stand behind.

You’ll find private-pool villas, simpler villas and apartments for rent across Bali’s most established areas, on both monthly and yearly terms. Filter by area, price, bedrooms or term using the search above — or tell us what you need and we’ll send a shortlist.

Renting in a new country has its quirks, and Bali is no exception. We’re not a hard-sell agency — we’ll tell you honestly when a villa isn’t the right fit, what the bills realistically run, and what to check before you sign. Message us on WhatsApp any time and a real person on the ground will answer.

Monthly vs yearly rentals — which suits you

Both terms are common in Bali, and they suit different people.

Monthly rentals are for stays of roughly one to six months — digital nomads, trial stays, or scoping an area before committing. They’re furnished and move-in ready, often with bills and cleaning included, and far cheaper than the nightly rate on booking sites. You pay a premium per month for the flexibility, and the best villas get booked ahead in peak season.

Yearly rentals — usually one- or two-year leases — are the best value per month and how most residents and families rent. The monthly rate drops sharply, but yearly leases are typically paid upfront or in a few instalments, with a larger deposit. The trade-off is commitment in exchange for a much better price.

Where to rent in Bali — by area

Canggu & Berawa — Bali’s surf-and-nomad belt: cafés, co-working, black-sand beaches. The most in-demand rental market and the priciest, with strong monthly demand — yearly leases here get snapped up fast.

Pererenan — Canggu’s calmer neighbour, newer villas, a favourite for six- to twelve-month stays at slightly better value.

Seminyak & Petitenget — established and walkable, with restaurants and beach clubs on the doorstep. Premium rents, a mix of monthly and yearly availability.

Umalas — between Seminyak and Canggu: close to everything but noticeably quieter. Popular with families and longer-term renters, with some of the better-value yearly leases in the south.

Sanur — the calmer east coast: families, older long-stayers, lower rents and a strong yearly market.

Ubud — inland, cooler, jungle. Lower rents than the coast, good monthly availability, and the natural home for the wellness crowd.

Uluwatu & the Bukit — clifftop villas and world-class surf on the southern peninsula. More spread out, premium, and a fast-growing long-term market.

Filter by area using the search above — and if you don’t see your area, message us. We hear about villas before they’re listed.

Deposits, bills & what’s included

What you pay beyond rent varies by villa and term. Most leases ask for a deposit — commonly a month or two for monthly lets, more for yearly — and yearly leases are often paid upfront or in instalments. Terms vary by owner and are sometimes negotiable.

What’s bundled into the rent also varies. Many villas include wifi, pool and garden care, and weekly cleaning; electricity is almost always metered separately, and how much AC you run is the single biggest swing in the bill. Always confirm exactly what’s included before you sign.

FAQ — renting long-term in Bali

Can I rent a villa in Bali monthly?

Yes. Many of our villas take monthly bookings — typically a one- to six-month stay — furnished and ready to move into. Monthly rates sit above a yearly lease but well below nightly booking-site prices. Filter by term or message us with your dates.

How much does a long-term villa rental in Bali cost?

It depends on area, size and whether it has a private pool. A one-bedroom pool villa in a quieter area like Ubud starts at the lower end; coastal Canggu and Seminyak sit at the top. Our monthly villa cost guide breaks down real 2026 prices area by area.

What is the difference between a monthly and a yearly rental?

Monthly is flexible and furnished, ideal for one to six months, at a higher per-month rate. Yearly — usually a one- or two-year lease — is the best value per month and how most residents rent, normally paid upfront or in instalments with a larger deposit.

Are bills included in long-term rentals?

Sometimes. Many leases bundle wifi, pool and garden upkeep and weekly cleaning; electricity is usually billed separately and AC use drives it. Always confirm what is included before signing.

Can foreigners rent a villa long-term in Bali?

Yes. Foreigners can freely rent residential property in Bali long-term — the ownership rules that apply to buying do not apply to renting. You will usually just need your passport and a deposit.

Do I have to pay the whole year upfront?

For yearly leases, paying upfront or in a few instalments is the Bali norm, though it varies by owner and is sometimes negotiable. Monthly lets usually take a deposit plus the first month. Our how-to-rent guide covers what is typical.

Can I rent an apartment instead of a villa?

Yes. Alongside private villas we list apartments and smaller homes for rent — a good fit for solo long-stayers and tighter budgets. Filter by bedrooms or message us.
