It is the quiet end of the west coast. Rice fields, newer villas, beaches that are still mostly empty, and Canggu fifteen to twenty minutes east when you want it. That ride is the trade: more space and more silence, a little further from a good flat white.

Long-term villas in Cemagi
The largest of the three and the most spread out. It has its own coastline at Mengening and Cemagi Beach, then rice fields running a long way inland, which is where most of the newer villas sit — so this is generally where you get the most house and garden for the money.
Long-term villas in Seseh
Clustered around the old village and Seseh Beach, so it has the shortest walk to the sand and the most local feel of the three. It is also where the small scene is: Thalassa Sunset for a relaxed sunset drink, Seseh St Cafe for coffee, and Island Sports Club if you play padel — which, these days, most of Bali does.
Long-term villas in Munggu
Furthest inland and the most residential: quiet lanes, a lot of green, and a slightly longer ride to the coast. It is also the village behind Mekotek, the pole-carrying ritual held every Kuningan — worth staying for once if your dates line up.

What is the difference between Cemagi, Seseh and Munggu?
Smaller than the map suggests. Seseh clusters around the old village and the coast near Seseh Beach. Cemagi runs from its own coastline at Mengening and Cemagi Beach inland through the rice fields, which is where most of the newer villas are. Munggu extends further inland again and feels the most residential of the three. In practice the exact spot matters far more than the village name — two villas both listed as Cemagi can have very different beach and Canggu access — so ask us about a specific address rather than choosing by village.
Is Cemagi a good place to live long-term?
Yes, if you want space, quiet roads and a beach a few minutes away, and you do not need cafés and gyms outside your front door. It suits families, couples and long-stayers. Pererenan is roughly 8–12 minutes by scooter and central Canggu 15–20. If you expect to ride into Canggu several times a day, living closer is probably worth the higher rent and the busier streets.
Cemagi or Pererenan — which should I choose?
Choose Cemagi, Seseh or Munggu if you want more space, quieter surroundings and better value on a larger villa. Choose Pererenan if restaurants, gyms and quick access to central Canggu matter more. They are close enough that plenty of people look at both — the real difference is how often you want to get on a scooter.
How far is Cemagi from Canggu and Pererenan?
Pererenan is roughly 8–12 minutes by scooter and central Canggu 15–20, traffic depending — the road along the coast is quieter than anything east of Pererenan, so the ride is more predictable than the distance suggests. The airport run is longer than from Seminyak, which is worth knowing if you fly often.
What's included in the monthly rent?
It varies by villa and every listing spells it out in its own "What's included" section. The common pattern is: villa fully furnished, pool and garden maintenance, rubbish collection and the banjar/IPL community fee included; electricity either billed at cost or capped at a monthly allowance, with anything above it on you. Housekeeping is included on some villas and extra on others.
What deposit do I pay, and who covers the utilities?
Most owners here ask for a refundable one-month security deposit at move-in, returned after a final check and meter reading. Electricity is the item to watch: some villas bill it at cost against a monthly advance, others include a fixed allowance. The contract is between you and the villa owner — we prepare it, sit in on the handover and hold the inventory list, so there is someone local to call if something is disputed later.
