Long-Term Villas in Canggu

Our current Canggu villas run from IDR 18M to IDR 250M per month depending on size (1–5 bedrooms) and finish. Yearly leases run IDR 180M–IDR 2.5B and work out cheaper per month than monthly terms — each listing shows both prices so you can compare the villa you actually want.

Berawa is the most built-up and the most convenient — gyms, schools and beach clubs within a few minutes, and the least charm. Canggu proper around Batu Bolong is the middle: walkable to the surf and the cafés, noisiest at night. Batu Bolong itself puts you closest to the water and to the traffic. Pererenan is the calm end — rice-field lanes, a quieter beach, and you drive five to ten minutes for everything else. Most long-stayers who want Canggu without the noise end up there or in Umalas.

The middle of it can be, yes. Traffic on the main shortcuts is genuinely bad at peak hours and construction noise is a real risk on any given street. What makes it work long-term is picking the right lane — a villa 300 metres off a main road is a different life from one on it. If you want the access without the density, look at the Pererenan villas on this page, or at Umalas just to the south: both are 5–15 minutes out with quieter streets and more garden for the money.

Yes. We treat Canggu as the whole stretch — Canggu proper, Batu Bolong, Berawa and Pererenan — because that is how people actually live here: you might sleep in Pererenan, surf at Batu Bolong and work from a café in Berawa the same day. It varies by villa and every listing spells it out in its own "What's included" section. The common pattern is: villa fully furnished, pool and garden maintenance, rubbish collection and the banjar/IPL community fee included; electricity either billed at cost or capped at a monthly allowance, with anything above it on you. Housekeeping is included on some villas and extra on others.

Most owners here ask for a refundable one-month security deposit at move-in, returned after a final check and meter reading. Electricity is the item to watch: some villas bill it at cost against a monthly advance, others include a fixed allowance. The contract is between you and the villa owner — we prepare it, sit in on the handover and hold the inventory list, so there is someone local to call if something is disputed later. Exact figures are on each listing; ask us before you commit and we will confirm them in writing.

Most villas here start at 1 month; a few are yearly-only and yearly contracts always get the better rate. Each listing shows its own minimum stay.

It depends on the owner. Some are happy for you to start monthly and move to a yearly lease; others only sign yearly from the outset. Tell us your plan when you enquire and we'll confirm with the owner before you commit to anything.
