01 Can you help me choose between villas?
Yes — that’s most of our job. Tell us dates, location preference, number of guests, and what matters to you (private pool, quiet area, walk to cafés, family-friendly, remote-work setup, etc.) and we’ll send back a shortlist of two or three villas that actually fit. No fifty-option email lists. No upsells.
02 Do you only list vetted properties?
Yes. We visit every villa before it goes on the site. We turn down properties that don’t meet our standards for design, maintenance, or honest representation. If it’s on our page, we’ve been there and we stand behind it.
03 Do you charge guests for your service?
No. Our service is free for guests and buyers. We’re paid by villa owners as part of their management or sales agreement, so the price you see is the price you pay — no booking fees, no hidden markups.
04 How fast do you reply?
Usually within an hour between 7 AM and 10 PM Bali time (WITA, UTC+8). Overnight messages are answered first thing in the morning.
05 Do I need an appointment to view a villa?
Yes. Viewings for both rentals and sale properties are booked in advance so we can prepare the property and brief you properly. Send us a few dates that work on WhatsApp — confirmation usually takes under an hour.
06 Which languages do you speak?
English, Bahasa Indonesia, and German — fluently. If you prefer another language, write to us and we’ll do our best.
07 Which areas of Bali do you cover?
Seminyak, Canggu, Umalas, Ubud, Uluwatu and the neighbouring areas. If you’re interested somewhere else, ask first — if we can’t help directly we’ll point you to someone who can.
