Long-term rentals in Berawa — FAQ
How much does a long-term villa in Berawa cost per month?
Our current Berawa villas run from IDR 35M to IDR 110M per month depending on size (2–4 bedrooms) and finish. Yearly leases run IDR 350M–IDR 980M and work out cheaper per month than monthly terms — each listing shows both prices so you can compare the villa you actually want.
Is Berawa a good area for long-term living?
Yes, if you want to be in the middle of Canggu rather than near it. Berawa puts the beach clubs, gyms, co-working spaces and most of the good restaurants within walking or five-minute riding distance, which is why it suits people who are here to work and be social. The trade-off is real: Jalan Pantai Berawa is the busiest road in Canggu and it does not get quieter. If you want the same access without the noise, look at Pererenan or Umalas.
Is Berawa part of Canggu?
Yes — Berawa is part of the greater Canggu area, alongside Batu Bolong and Pererenan, and every villa on this page also appears on our Canggu page. It gets its own page because it has a character of its own: it is the part of Canggu closest to the beach clubs, the gyms and the international schools around Jalan Pantai Berawa, and noticeably busier than Pererenan or Umalas. If you are open to the wider area, browse all our long-term rentals in Canggu.
Berawa or Pererenan — which should I choose?
Choose Berawa if you want to walk to the beach clubs, gyms and restaurants and can live with the traffic that comes with them. Choose Pererenan for quieter lanes and rice fields, with Batu Bolong ten minutes east when you want it. For a middle option — residential streets, but quick access to both Canggu and Seminyak — look at Umalas.
What's included in the monthly rent?
It varies by villa and every listing spells it out in its own "What's included" section. The common pattern is: villa fully furnished, pool and garden maintenance, rubbish collection and the banjar/IPL community fee included; electricity either billed at cost or capped at a monthly allowance, with anything above it on you. Housekeeping is included on some villas and extra on others.
What deposit do I pay, and who covers the utilities?
Most owners here ask for a refundable one-month security deposit at move-in, returned after a final check and meter reading. Electricity is the item to watch: some villas bill it at cost against a monthly advance, others include a fixed allowance. The contract is between you and the villa owner — we prepare it, sit in on the handover and hold the inventory list, so there is someone local to call if something is disputed later. Exact figures are on each listing; ask us before you commit and we will confirm them in writing.
What's the minimum rental term in Berawa?
Most villas here start at 1 month; yearly contracts get the best rates. Each listing shows its own minimum stay.
Can I rent monthly first and extend to a yearly lease?
It depends on the owner. Some are happy for you to start monthly and move to a yearly lease; others only sign yearly from the outset. Tell us your plan when you enquire and we'll confirm with the owner before you commit to anything.
