Seminyak is the established end of Bali living: restaurants, spas and gyms you can walk to, the beach five minutes away, and the airport closer than from any of our other long-term areas. It is not the quiet option — for that, Umalas is ten minutes north — but it is the convenient one: from here, everywhere is easy to reach.

Our current Seminyak villas run from IDR 50M to IDR 100M per month depending on size (1–4 bedrooms) and finish. Yearly leases run IDR 500M–IDR 960M and work out cheaper per month than monthly terms — each listing shows both prices so you can compare the villa you actually want.
Is Seminyak a good area for long-term living?
Yes — it is the most convenient base of our long-term areas: established infrastructure, restaurants and gyms within walking distance, the beach about five minutes away and the shortest airport run. It suits people who want everything close rather than rice-field quiet; if quiet lanes matter more, look at Umalas, ten minutes north.
What's included in the monthly rent?
It varies by villa and every listing spells it out in its own "What's included" section. The common pattern is: villa fully furnished, pool and garden maintenance, rubbish collection and the banjar/IPL community fee included; electricity either billed at cost or capped at a monthly allowance, with anything above it on you. Housekeeping is included on some villas and extra on others.
What deposit do I pay, and who covers the utilities?
Most owners here ask for a refundable one-month security deposit at move-in, returned after a final check and meter reading. Electricity is the item to watch: some villas bill it at cost against a monthly advance, others include a fixed allowance. The contract is between you and the villa owner — we prepare it, sit in on the handover and hold the inventory list, so there is someone local to call if something is disputed later. Exact figures are on each listing; ask us before you commit and we will confirm them in writing.
What's the minimum rental term in Seminyak?

Can I rent monthly first and extend to a yearly lease?
