Villa Mogi3BR Garden Villa with Lap Pool in Central Seminyak

The unusual thing about Villa Mogi is the proportions. The garden is 1,831 m² and the buildings are 1,216 m², so for once the lawn is the main event rather than a strip around the pool. There is genuinely room for children to run, and a wall of mature bamboo along one side that does the job a fence never quite manages.

It sits on Jalan Kunti Utara, which puts you in the middle of Seminyak — the beach is 2.2 km and the airport about 8 km — while the villa itself stays quiet because of all that green around it.

The layout is split the way older Seminyak villas often are: an open-sided living pavilion under a high timber roof facing the pool, a separate enclosed dining room, and an open kitchen alongside. Three bedrooms, all with king beds and air conditioning. There is also a small study, which is more useful than it sounds if anyone in the group still has to work.

The living pavilion is open on two sides under a high timber-and-thatch roof, with deep sofas, ceiling fans and a television, looking straight out over the lawn to the pool. The dining room is a separate enclosed space with a long timber table, and the kitchen is fully equipped with an oven, microwave, coffee maker and a large island that doubles as a breakfast bar.

Outside, the pool runs the length of the garden with a mature bamboo hedge behind it and a big rain tree for shade. Sun loungers and parasols sit at one end; at the other there is a shaded garden lounge under a sail canopy with cushioned daybeds. There is BBQ equipment, and breakfast can be served floating in the pool.

The three bedrooms all have king beds and air conditioning. The master has an en-suite and a walk-in wardrobe, the third bedroom has its own en-suite, and the second uses a bathroom just outside the door. One of the bathrooms opens to a private outdoor shower set in the planting.
