About this villa.
Villa Alice Satu is a two-bedroom villa in the Oberoi district, the part of Seminyak where the restaurants are. It sits on a quiet lane rather than a main road, which is the whole point: you can walk to dinner in a few minutes and still sleep with the doors open.
The plot is 260 m² of building on a 240 m² garden, and most of that garden is lawn wrapped around a free-form pool with a shallow end for children. A white pergola at one end shades a daybed, and sun loungers sit out on the grass. The living and dining pavilion opens straight onto the lawn under a high pitched roof with exposed rafters; the kitchen behind it has a stone island with bar stools.
Both bedrooms are the same size and the same standard — a dark-wood four-poster king, air conditioning, a sofa and a television. Each has its own en-suite built around a black terrazzo soaking tub set into a planted, semi-open courtyard, with a separate rain shower and a stone vanity. There is no lesser room here, which matters when two couples are sharing.
Breakfast is included and cooked in the villa. Four staff look after it — a villa manager, housekeeping and night security — and there is a back-up generator. Villa Alice Dua stands next door on the same lane, and the two can be taken together as Alice Estate for a group of eight.
The living and dining pavilion runs open-sided under a high pitched roof with exposed timber rafters and woven pendant shades. Deep pale sofas face a low timber table and a television on one side; a timber dining table sits on the other, looking out through full-height glass to the lawn and pool. Woven Balinese basket art fills the wall above the kitchen.
The kitchen is fully equipped and built around a dark stone island with bar stools — a full range and oven, large fridge, microwave and toaster, and generous counter space.
Outside, the pool is free-form with a shallow end, edged by lawn rather than decking. A white steel pergola at the far end shades a grey daybed, and sun loungers sit on the grass beside it. Palms and heliconia screen the walls on every side.
Both bedrooms are king rooms with dark-wood four-poster frames, air conditioning, a sofa, a television and a walk-in wardrobe with a safe. Each en-suite is semi-open to a small planted courtyard, with a sunken black terrazzo bathtub, a separate rain shower and a stone vanity.
Four staff run the villa — a manager, housekeeping and night security — with a gardener and pool service. There is a back-up generator, which in this part of Bali is not a small thing.

Villa Finder lists a maximum of five guests. The villa has two king beds, so we quote four adults. Extra bedding may be possible — tell us your group and we will confirm before you book.
Breakfast is included and cooked in the villa. A floating breakfast in the pool can be arranged on request. A chef can cook lunch and dinner, charged at cost plus a service fee, and massages can be arranged in the villa.
Airport transfers, cars, drivers, scooters and bicycles are all available — ask us for current rates rather than assuming a transfer is included, as the terms vary.
Minimum stay is two nights for most of the year, rising to three nights in high season and over the Christmas and New Year period.

Get directions →Villa Alice Satu is on a quiet lane in the Oberoi district, the stretch of Seminyak between Jalan Kayu Aya — Eat Street — and Seminyak Square. Both are a few minutes on foot, which is the reason to stay here rather than further out: Ultimo, Grocer & Grind and the Kayu Aya boutiques are a short walk, not a drive. Ku De Ta and Seminyak Beach are roughly fifteen minutes’ walk, or a few minutes by car. Petitenget and its restaurants are five minutes north. Ngurah Rai airport is 30 to 45 minutes depending on traffic. Being on a lane rather than the main road is what keeps the villa quiet at night.

- Cancel within 24 hours of booking and receive a full refund, with no fees, as long as your stay has not started.
- Cancel more than 90 days before arrival and receive an 80% refund of your villa payment, less a USD 180 cancellation administration fee.
- Cancel 60–89 days before arrival and receive a 50% refund, less a USD 180 cancellation administration fee.
- Cancellations made within 59 days of arrival are non-refundable.
Any eligible refund will be processed within 7–14 days, with the exact timing depending on your bank.

How many people does Villa Alice Satu sleep?

How far is the beach?
Seminyak Beach and Ku De Ta are roughly a fifteen-minute walk, or a few minutes by car. Seminyak Square and the Jalan Kayu Aya restaurants are much closer — a few minutes on foot.
Are the two bedrooms equal?
Yes. Both are the same size with a dark-wood four-poster king, air conditioning, a sofa, a television and a walk-in wardrobe, and both en-suites have a sunken black terrazzo tub in a planted courtyard with a separate rain shower. Neither couple gets the lesser room.
What is the cancellation policy?
Villa Alice Satu follows the standard Villa Finder policy: 20% is charged for cancellations 90 or more days before arrival, 50% between 60 and 89 days, and 100% within 59 days, plus a USD 200 administration fee.
Can we book the villa next door as well?
Yes. Villa Alice Dua is the neighbouring two-bedroom villa and the two are let together as Alice Estate — four bedrooms, two pools, two kitchens and two living pavilions, for a group of eight. Booking the estate blocks both villas automatically.
Is the villa suitable for children?
The garden is enclosed lawn and the pool has a shallow end. A pool fence, cot, high chair and babysitter are all available on request. There is no separate kids' room, so a family of four would use both bedrooms.
