What's included in the monthly rent?

The common pattern is: villa fully furnished, pool and garden maintenance, rubbish collection and the banjar/IPL community fee included; electricity either billed at cost or capped at a monthly allowance, with anything above it on you. Housekeeping is included on some villas and extra on others.
What deposit do I pay, and who covers the utilities?
Most owners here ask for a refundable one-month security deposit at move-in, returned after a final check and meter reading. Electricity is the item to watch: some villas bill it at cost against a monthly advance, others include a fixed allowance. The contract is between you and the villa owner — we prepare it, sit in on the handover and hold the inventory list, so there is someone local to call if something is disputed later.
