WBV Villa Rent Report: what villas in Bali ask in rent
Updated monthly · By Karina, Wonderful Bali Villas long-stay team — placing long-stay tenants across Bali since 2018
What villas in Bali ask in rent right now, by area and bedroom count, on monthly and yearly leases. We count thousands of live listings every day, merge the duplicates and publish the typical price and the range — never individual listings. A new edition comes out on the 5th of every month. Looking for a villa yourself? Browse our long-term and monthly villa rentals in Bali.

- 2-bedroom villa: typical IDR 38M a month (2.515 villas).
- By area: Uluwatu is the priciest of the main areas for a 2-bedroom, Ubud the most affordable.
- Yearly lease: on the same villa, a year usually costs 9 to 10 months of the monthly rent — check what is included.
- Asking rents: live listings on 17 Bali listing sources, duplicates merged.
What our long-stay team sees
These notes come from our own work with owners, tenants and viewings, not from the listing data.
A yearly lease is usually the better deal: owners often ask about 9 to 10 months of rent for a full year. But a monthly price often includes pool, garden and housekeeping, and a yearly one may not, so compare the total cost, not just the rent.
What makes a long stay work is rarely the price alone. Agree the payment schedule, who fixes what, what’s included and the villa’s condition in writing before you sign.
Key findings this month
- Area moves the price a lot. A typical 2-bedroom villa asks IDR 25M a month in Ubud and IDR 45M in Uluwatu, the cheapest and the priciest of the main areas.
- 3-bedroom villas ask about 45% more than 2-bedroom villas. Across Bali, the median 3-bedroom villa asks IDR 55M a month against IDR 38M for a 2-bedroom. These are different villas, so size, quality and location are part of that gap.
- Per square metre, Uluwatu is the most expensive. A typical villa there asks about IDR 430.000 per m² of building a month, against IDR 225.000 in Jimbaran.
- A year is not just twelve months at a discount. On the same villa a year usually costs 9 to 10 months of rent, but yearly leases often include fewer services.
The numbers come from the tables below and are asking rents; the bold lines are our reading of them.
Monthly villa rent in Bali, by area and bedrooms
The typical asking rent (the median) on a monthly lease, with the middle half of the market and the number of villas below it (e.g. “43–75M · 581” for a 3-bedroom in Canggu). Figures in IDR million per month. A cell stays empty when fewer than 10 villas are listed. The median is the middle of what is advertised, not the price of an average villa: rents vary a lot with location, condition, pool and contract terms.

Monthly and yearly are not the same product
A monthly rental usually includes pool and garden care and housekeeping once or twice a week. A yearly lease often doesn’t, and some upkeep moves to the tenant, such as AC servicing and smaller repairs. Who pays for bigger repairs, like an AC unit that breaks, depends on the landlord, so get it written into the contract.
A lower yearly price can mean fewer services, not only a discount. Compare what’s included, not just the rent. Electricity is paid by the tenant on both, unless stated.
The same villa: what a year costs in months of rent
For villas offered both monthly and yearly on the same listing site, we compare the two prices, so the villa and the landlord’s terms are the same. On the same villa, a yearly lease usually costs 9 to 10 months of the monthly rent.
| Area | A year costs | Middle half | Villas |

Why the same bedroom count can cost double
Two villas with the same bedroom count in the same area can ask double the rent of each other. What moves the price, from what we see in viewings:
- Finish: a designer or architect-led villa against standard Indostyle.
- The beach: whether you can walk to a real beach.
- Furnishing: the quality of furniture, kitchen and beds.
- Age: a new build against a villa that is ten years old.
- View: rice field, ocean or jungle against a wall.
- Pool and garden: size and landscaping.
- Privacy: a standalone villa with its own gate against a villa in a complex.
What’s included and what to budget on top: what a Bali villa costs to rent monthly.
How we measure
Asking rents of live villa listings on 17 Bali listing sources, collected by our own crawler. One row per real villa: the same villa listed in several places counts once. We match listings of the same villa by map location (within 300 m), bedrooms, land and building size, price (within 15%) and shared photos. Listings with implausible prices are removed. We show the median and the middle half (25th–75th percentile) and leave a cell empty below 10 villas. A yearly lease is a lease of 12 months. These are asking prices, not signed contracts, and no individual listing from another site is shown. Data of 5 November 2026; a new edition is frozen on the 5th of every month and added to the history below.
- Villa: a whole house or villa rented on its own. Rooms, apartments, land and guesthouses are excluded. Furnishing and pool are not filtered.
- Live: still listed when our crawler last checked. Listings that are gone, rented or sold are dropped.
- Areas: grouped by the listing’s own location. Berawa is counted apart from Canggu, Munggu with Cemagi and Seseh, and “Bukit” is a subtotal of Uluwatu, Ungasan and Pandawa, so it overlaps those rows. All Bali counts every villa once.
- Monthly vs yearly: taken from the price the listing advertises. A monthly price is advertised per month; minimum stays vary by landlord and are not filtered. A yearly price is advertised for a 12-month lease and shown per year.
- Method version: edition 1 (November 2026). Any change to the method is noted here.

Common questions about villa rents in Bali
01How much does it cost to rent a villa in Bali per month?
On a monthly lease, a typical 2-bedroom villa asks IDR 38.000.000 per month and a 3-bedroom IDR 55.000.000 (WBV Villa Rent Report, November 2026, 2.515 and 2.109 villas). The middle half of 3-bedroom villas asks IDR 40.500.000 to 75.000.000. Area, finish and what is included move the price the most.
02Is a yearly villa lease in Bali cheaper than renting monthly?
Usually, yes. On the same villa, a yearly lease usually costs 9 to 10 months of the monthly rent (median 9,6 months, 2.054 villas offered both ways). A yearly lease often includes fewer services, such as pool, garden care and housekeeping, so compare what is included, not just the rent.
03Which area of Bali is cheapest to rent a villa long term?
Of the main areas, Ubud has the lowest typical asking rent for a 2-bedroom villa on a monthly lease (IDR 25.000.000 per month) and Uluwatu the highest (IDR 45.000.000), in the November 2026 edition.
04Is electricity included in villa rent in Bali?
Usually not. Electricity is paid by the tenant on both monthly and yearly leases, unless the listing says otherwise.
05Where do these numbers come from?
From asking prices of live villa listings on 17 Bali listing sources, collected by Wonderful Bali Villas, with duplicates merged. We publish medians and ranges only, never individual listings.
