Monthly vs yearly rentals — which suits you

Both terms are common in Bali, and they suit different people.

Monthly rentals are for stays of roughly one to six months — digital nomads, trial stays, or scoping an area before committing. They’re furnished and move-in ready, often with bills and cleaning included, and far cheaper than the nightly rate on booking sites. You pay a premium per month for the flexibility, and the best villas get booked ahead in peak season.

Yearly rentals — usually one- or two-year leases — are the best value per month and how most residents and families rent. The monthly rate drops sharply, but yearly leases are typically paid upfront or in a few instalments, with a larger deposit. The trade-off is commitment in exchange for a much better price.

Where to rent in Bali — by area

Canggu & Berawa — Bali’s surf-and-nomad belt: cafés, co-working, black-sand beaches. The most in-demand rental market and the priciest, with strong monthly demand — yearly leases here get snapped up fast.

Pererenan — Canggu’s calmer neighbour, newer villas, a favourite for six- to twelve-month stays at slightly better value.

Seminyak & Petitenget — established and walkable, with restaurants and beach clubs on the doorstep. Premium rents, a mix of monthly and yearly availability.

Umalas — between Seminyak and Canggu: close to everything but noticeably quieter. Popular with families and longer-term renters, with some of the better-value yearly leases in the south.

Sanur — the calmer east coast: families, older long-stayers, lower rents and a strong yearly market.

Ubud — inland, cooler, jungle. Lower rents than the coast, good monthly availability, and the natural home for the wellness crowd.

Uluwatu & the Bukit — clifftop villas and world-class surf on the southern peninsula. More spread out, premium, and a fast-growing long-term market.

Deposits, bills & what’s included

What you pay beyond rent varies by villa and term. Most leases ask for a deposit — commonly a month or two for monthly lets, more for yearly — and yearly leases are often paid upfront or in instalments. Terms vary by owner and are sometimes negotiable.

What’s bundled into the rent also varies. Many villas include wifi, pool and garden care, and weekly cleaning; electricity is almost always metered separately, and how much AC you run is the single biggest swing in the bill. Always confirm exactly what’s included before you sign.
