Three-story modern villa with private pool and jacuzzi at Luxury 3BR Villa in Pererenan, Bali
Available now
3BR Three-Storey Villa with 13m Pool, Jacuzzi & Sunset Rooftop in Pererenan
Pererenan moves at a different pace to the rest of Canggu. The surf breaks are here, the streets are quieter, and the residential character that Berawa had five years ago is still largely intact. This three-storey villa sits in that context — a west-facing property designed around natural light, indoor-outdoor flow, and the kind of daily life that involves cooking properly, eating with people, and watching the sun drop into the ocean from the rooftop at the end of the day.
The scale of the build surprises from the moment you arrive. At 492 m² across three levels on a 500 m² plot, there is considerably more interior space here than the three-bedroom count suggests. The ground floor opens directly toward the 13-metre private pool and bamboo garden through full-width sliding doors, with a pergola and daybed beside the pool providing a shaded outdoor lounge that gets use at every hour of the day. A jacuzzi sits alongside the pool.
Inside, the ground floor holds two distinct living areas rather than one combined space — a sunken lounge with rattan pendant lighting and floor-to-ceiling pool views, and a separate TV lounge decorated with Buddha statuary, giving the household natural zones for different moods and activities. The dining area is anchored by a table that seats ten — generous enough that the villa can host gatherings well beyond its six-guest sleeping capacity. The kitchen is designed to match: a concrete-topped island with timber bar stools, timber cabinetry, and an open sightline to the pool and garden that makes cooking feel less like a task and more like part of the living space.
The three bedrooms are distributed across the upper floors. The master has a king bed, a direct ensuite connection, and a bathroom with a freestanding bathtub beneath a skylight — a quiet luxury that makes the room feel considerably more considered than average. The second bedroom has balcony access; the third is accessed through a bedroom with distinctive timber slatted screen doors to the ensuite. All bathrooms have walk-in rainfall showers with timber screening. A fourth powder room serves as a guest bathroom without drawing visitors through private areas.
Practical rooms are included throughout: a dedicated laundry room, a storage room, and a workspace. The rooftop — the villa's top level and defining feature — faces west and is oriented for one purpose above all: the Pererenan sunset.
The French-inspired garden adds an unexpected and genuinely pleasant dimension. Colourful flowering plants, fruit trees, and aromatic herbs grow alongside the pool and walkways — the kind of garden that rewards daily attention and makes the outdoor spaces feel lived-in rather than staged.
Pererenan Beach is 6 minutes by bicycle. La Brisa — among the most distinctive beach clubs on this stretch of coast — is 8 minutes. Central Canggu's café and restaurant strip is a short ride. The airport is approximately one hour.
Available now for yearly rent only at IDR 980,000,000. Pool, garden, rubbish collection, banjar fee, and WiFi are included. Electricity and housekeeping are not included and are the tenant's responsibility.

Wake up under soaring alang-alang thatched roofs in this tropical three-bedroom villa in Pererenan, available for long-term rent. A spiral timber staircase, natural-stone walls, four-poster canopy beds and a private pool give it the feel of a real Balinese home rather than a rental.
The open-plan living, dining and kitchen sit beneath a soaring timber-and-thatch ceiling and slide fully open onto the pool deck, with a sunken lounge and dark timber floors throughout. Three bedrooms, each with its own bathroom, air conditioning throughout, fast WiFi, and covered parking on site.
Twice-weekly cleaning, weekly linen, gardener, pool maintenance and garbage collection are included; electricity and consumables billed separately. Renting long-term in Bali — the essentials

About long-term villa rentals in Bali

Looking to rent a villa in Bali long-term? Every villa here is curated by our local team — we’ve seen the property, met the owner, and know what each place is really like to live in. No portal noise, no listings we can’t stand behind.

You’ll find private-pool villas, simpler villas and apartments for rent across Bali’s most established areas, on both monthly and yearly terms. Filter by area, price, bedrooms or term using the search above — or tell us what you need and we’ll send a shortlist.

Renting in a new country has its quirks, and Bali is no exception. We’re not a hard-sell agency — we’ll tell you honestly when a villa isn’t the right fit, what the bills realistically run, and what to check before you sign. Message us on WhatsApp any time and a real person on the ground will answer.

Monthly vs yearly rentals — which suits you

Both terms are common in Bali, and they suit different people.

Monthly rentals are for stays of roughly one to six months — digital nomads, trial stays, or scoping an area before committing. They’re furnished and move-in ready, often with bills and cleaning included, and far cheaper than the nightly rate on booking sites. You pay a premium per month for the flexibility, and the best villas get booked ahead in peak season.

Yearly rentals — usually one- or two-year leases — are the best value per month and how most residents and families rent. The monthly rate drops sharply, but yearly leases are typically paid upfront or in a few instalments, with a larger deposit. The trade-off is commitment in exchange for a much better price.

Not sure which fits? Tell us your dates and budget and we’ll point you to the right option. For the full cost picture, see our monthly villa cost guide and how to rent a villa long-term in Bali.

Where to rent in Bali — by area

Canggu & Berawa — Bali’s surf-and-nomad belt: cafés, co-working, black-sand beaches. The most in-demand rental market and the priciest, with strong monthly demand — yearly leases here get snapped up fast.

Pererenan — Canggu’s calmer neighbour, newer villas, a favourite for six- to twelve-month stays at slightly better value.

Seminyak & Petitenget — established and walkable, with restaurants and beach clubs on the doorstep. Premium rents, a mix of monthly and yearly availability.

Umalas — between Seminyak and Canggu: close to everything but noticeably quieter. Popular with families and longer-term renters, with some of the better-value yearly leases in the south.

Sanur — the calmer east coast: families, older long-stayers, lower rents and a strong yearly market.

Ubud — inland, cooler, jungle. Lower rents than the coast, good monthly availability, and the natural home for the wellness crowd.

Uluwatu & the Bukit — clifftop villas and world-class surf on the southern peninsula. More spread out, premium, and a fast-growing long-term market.

Filter by area using the search above — and if you don’t see your area, message us. We hear about villas before they’re listed.

Deposits, bills & what’s included

What you pay beyond rent varies by villa and term. Most leases ask for a deposit — commonly a month or two for monthly lets, more for yearly — and yearly leases are often paid upfront or in instalments. Terms vary by owner and are sometimes negotiable.

What’s bundled into the rent also varies. Many villas include wifi, pool and garden care, and weekly cleaning; electricity is almost always metered separately, and how much AC you run is the single biggest swing in the bill. Always confirm exactly what’s included before you sign.

FAQ — renting long-term in Bali

Can I rent a villa in Bali monthly?

Yes. Many of our villas take monthly bookings — typically a one- to six-month stay — furnished and ready to move into. Monthly rates sit above a yearly lease but well below nightly booking-site prices. Filter by term or message us with your dates.

How much does a long-term villa rental in Bali cost?

It depends on area, size and whether it has a private pool. A one-bedroom pool villa in a quieter area like Ubud starts at the lower end; coastal Canggu and Seminyak sit at the top. Our monthly villa cost guide breaks down real 2026 prices area by area.

What is the difference between a monthly and a yearly rental?

Monthly is flexible and furnished, ideal for one to six months, at a higher per-month rate. Yearly — usually a one- or two-year lease — is the best value per month and how most residents rent, normally paid upfront or in instalments with a larger deposit.

Are bills included in long-term rentals?

Sometimes. Many leases bundle wifi, pool and garden upkeep and weekly cleaning; electricity is usually billed separately and AC use drives it. Always confirm what is included before signing.

Can foreigners rent a villa long-term in Bali?

Yes. Foreigners can freely rent residential property in Bali long-term — the ownership rules that apply to buying do not apply to renting. You will usually just need your passport and a deposit.

Do I have to pay the whole year upfront?

For yearly leases, paying upfront or in a few instalments is the Bali norm, though it varies by owner and is sometimes negotiable. Monthly lets usually take a deposit plus the first month. Our how-to-rent guide covers what is typical.

Can I rent an apartment instead of a villa?

Yes. Alongside private villas we list apartments and smaller homes for rent — a good fit for solo long-stayers and tighter budgets. Filter by bedrooms or message us.
